Job Description

POSITION SUMMARY
: The Building Engineer is responsible for maintaining, operating, and troubleshooting building systems, including HVAC, plumbing, and electrical systems. This role focuses on performing routine maintenance tasks, responding to tenant requests, and ensuring systems operate safely under the guidance of senior engineers.
RESPONSIBILITIES
: Minimum of Five (5) years' experience in facilities maintenance with thorough understanding of Building Automation Systems, electrical systems, controls, condensing boilers, package rooftop HVAC, variable air volume systems, chemical treatment, emergency generation equipment, plumbing, transfer switches and life safety systems. Performs assigned repairs; building upkeep duties as needed (periodic pressure washing and leaf blowing as needed); emergency and preventive maintenance in a timely manner. Completes maintenance and repair records as required. Completes assigned work orders in a timely manner. Basic skills with Microsoft Office. Uses personal computer and smart phone for work order system and email. Position requires excellent organization, verbal, written and multi-tasking skills. Must be able to read blueprints. Takes ownership of work, is flexible, and focuses on creating a positive and welcoming impression. Must be self-sufficient, team player. Ability to lift 50 pounds, climb ladders. On-call approximately every four weeks, travel to buildings within Houston metropolitan area. Willingness to travel - 75% (Preferred)
SKILLS:
Proven experience in facilities maintenance within manufacturing or residential environments. Strong electrical experience with knowledge of schematics, wiring systems, and troubleshooting techniques. A comprehensive understanding of mechanical systems, including HVAC, plumbing, and general repair capabilities. Familiarity with programmable logic controllers (PLCs) used in industrial automation processes. Supervising or leadership experience in a maintenance team or project setting is preferred. Experience working with CMMS software for work order management and preventive maintenance planning. Excellent communication skills in English for clear documentation and effective collaboration with team members. Demonstrated ability to read schematics, technical manuals, and use diagnostic tools such as ohmmeters effectively.
