The Role The Plans & Design Coordinator owns Holland Homes' plan library from end to end — the single source of truth for every current, approved plan set across our active communities and product lines. This is a technical, hands-on role as much as a coordination role: beyond managing the library and our relationships with outside architects and engineers, you'll personally draft new plans and revise existing ones using 3D design software, producing construction-ready drawing sets rather than only overseeing outside vendors' work. This is a Tier 3 position — you'll operate with real autonomy, own decisions directly with our design partners, and be trusted to flag and resolve plan issues before they ever reach a job site. Key Responsibilities Design & Drafting Personally draft and model new floor plans and elevations using 3D design software, and redraw or revise existing plans as changes are needed — hands-on drawing work, not just oversight of outside drafters Create accurate framing layouts for all new plans that align with lumber QTO Complete construction detail drawings to serve as a resource to production Plan Review & Compliance Review architectural and structural plans for building code compliance, buildability, and cost/value engineering opportunities before plans are released to estimating Coordinate with Architectural Review Committees for plan approvals when necessary Conduct on-site plan compliance walks at key stages of construction to verify the home being built matches the current, permitted plan set Plan Library & Documentation Own and maintain Holland Homes' full plan library across all active communities and product lines, keeping a clear, version-controlled record of every current, approved plan set (digital and site sets) Maintain organized documentation of plan history: revision logs, structural engineering letters, energy code documentation, and change records Revisions & Cross-Department Coordination Lead the plan revision process end to end: log change requests, coordinate with the architect or engineer, confirm sign-off, and distribute updated sets to every affected department Coordinate plan changes across Purchasing, Estimating, Sales, Marketing, and Construction/Production so every department works from the same current version, every time Partner with Purchasing and Estimating on value engineering opportunities that protect quality while controlling cost Work closely with the Lead Estimator to ensure estimating deadlines aren't delayed by plan issues, and assist with sending plans for quotes or adjusting QTOs when estimate volume is high Vendor & Consultant Relationships Manage the day-to-day relationship with outside architects, engineers, and design consultants — from new plan development and elevation variations through revisions and corrections Proactively identify plan errors, conflicts, or buildability issues and bring solutions, not just problems, to the team Other duties may be assigned. The Person Someone who takes ownership of the plan library like it's their own — technically sharp, detail-driven, and comfortable being the final check between design intent and what gets built. Qualifications Proficiency in 3D design/CAD software is required — you must be able to model and draft residential plans independently, not just review or manage drawings produced by others Experience with Autodesk Revit is strongly preferred; candidates without direct Revit experience must be willing and able to learn it on the job Working knowledge of residential framing, structural systems, and general buildability, sufficient to catch plan errors and conflicts before they reach the field Prior experience managing relationships with architects, engineers, or design consultants is a plus Associate's or Bachelor's degree in Architecture, Drafting/CAD, Construction Management, or a related field preferred, or equivalent hands-on drafting experience

$75,000•80,000 per year, plus incentives
