Working closely with clients, architects, and the project team, you will develop designs from concept through construction documentation. The ideal candidate possesses strong design sensibilities, technical proficiency, and a passion for sustainable, forward-thinking architecture and interior design. Success in this role relies on the ability to translate client vision into thoughtful, buildable design solutions, while working in close partnership with the Design Project Manager, who owns project scheduling. Key Responsibilities 1. Design Development Develop creative, functional, and buildable residential architectural and interior design solutions that align with client goals, building codes, and zoning requirements. Prepare architectural drawings, 3D models, renderings, and interior design concepts using Revit, SketchUp, and other approved software. Select materials, finishes, fixtures, lighting, furnishings, and other design elements that support the project's vision and budget. 2. Project Documentation Prepare and maintain accurate construction documents from schematic design through permit-ready drawings. Coordinate design documentation with structural, mechanical, electrical, and other consultants. Develop interior design documentation, including finish plans, schedules, furniture layouts, and lighting plans. 3. Client & Consultant Coordination Lead design meetings and guide clients through architectural and interior design decisions. Present design concepts, material selections, and finish palettes. Coordinate with consultants and collaborate with the Design Project Manager to ensure design decisions align with project objectives. 4. Code Compliance & Permitting Ensure designs comply with applicable building codes, zoning regulations, and permitting requirements. Support the permitting process by preparing and coordinating required drawings and documentation. 5. Quality & Collaboration Produce accurate, coordinated, and high-quality design documentation. Collaborate with the Design Project Manager to meet project schedules, milestones, and deliverables, communicating potential risks early. Work closely with the BIM & Permitting Manager, Estimating, Production, and consultants to ensure smooth project execution. 6. Continuous Improvement Stay current on design trends, materials, products, and sustainable design practices. Participate in design reviews and recommend ideas that improve design quality, efficiency, and innovation. What Success Looks Like Design solutions are creative, buildable, and aligned with the client's vision. Drawings are accurate, coordinated, and delivered on time in collaboration with the Design Project Manager. Clients receive clear, proactive communication and an exceptional design experience. Designs are code-compliant, permit-ready, and require minimal revisions. Design, BIM, Project Management, consultants, and Production collaborate effectively throughout the project. Design work demonstrates ownership, accuracy, and accountability. Continuous learning and innovation improve design quality, efficiency, and sustainability. Physical Requirements Able to work in an office environment and occasionally on construction sites to assess project progress. Ability to safely navigate construction sites, including climbing stairs and ladders. Ability to see different colors and visit showrooms as needed.
