This position will support the development, modification, and maintenance of residential home plans and construction documents used throughout our communities. The ideal candidate has strong CAD skills, an understanding of residential construction, and the ability to translate architectural concepts into accurate, buildable construction drawings. This position will work closely with our construction, purchasing, sales, development, and design teams, as well as outside architects, engineers, and consultants. The successful candidate will be highly organized, detail-oriented, responsive, and comfortable managing multiple projects and deadlines in a fast-paced homebuilding environment.

Full Time, Monday - Friday, In-Office Competitive salary based on education and experience Employer paid health insurance Paid time off Optional 401(k), dental, vision, life and disability insurance Key Responsibilities Residential Plan Drafting & Design Create and revise residential floor plans, elevations, sections, details, and construction documents. Modify existing home plans to accommodate customer selections, community requirements, site conditions, and design changes. Develop accurate CAD drawings from sketches, markups, specifications, and design concepts. Prepare permit, construction, and architectural drawing sets. Maintain consistency and accuracy across all sheets within a plan set. Incorporate architectural, structural, engineering, and design revisions into construction documents. Assist with development of new home plans and modifications to existing plans. Develop and maintain standard details, construction details, and drafting standards. Assist with creating plan options, elevations, structural modifications, and other plan variations. Construction & Technical Coordination Work closely with construction personnel to ensure plans are practical, accurate, and buildable. Review drawings for potential conflicts, omissions, constructability issues, and inconsistencies. Coordinate architectural drawings with structural plans, truss layouts, engineering documents, and other consultant drawings. Communicate with architects, engineers, vendors, and other outside consultants regarding plan revisions and technical questions. Assist in resolving field questions and drawing-related construction issues. Incorporate lessons learned from construction into future plan revisions and standard details. Plan & Document Management Maintain an organized electronic library of current home plans, elevations, options, details, and construction documents. Ensure construction teams are working from the most current approved plans. Maintain accurate plan revisions and revision histories. Establish and maintain consistent CAD layering, naming, file organization, and drafting standards. Assist with maintaining a master library of company-standard details and components. Archive outdated plans and revisions appropriately. Community & Product Support Modify home plans to meet individual community architectural guidelines and requirements. Assist with creating community-specific elevations and plan variations. Support the development team with plan adjustments related to lot dimensions, setbacks, grading, easements, and site constraints. Assist sales and marketing teams with accurate floor plans, elevations, renderings, and other plan-related materials as needed. Help evaluate the feasibility of placing home plans on specific lots. Cross-Department Collaboration Work closely with Construction, Purchasing, Sales & Marketing, Development, and Design. Participate in plan review meetings and product development discussions. Respond promptly to plan-related questions from field and office personnel. Assist in identifying opportunities to improve plan efficiency, construction quality, and cost effectiveness. Qualifications Required 2+ years of experience in architectural drafting, residential drafting, CAD, or a related field. Proficiency in AutoCAD Strong understanding of residential construction and building practices. Ability to read and interpret architectural, structural, and engineering drawings. Strong attention to detail and accuracy. Ability to manage multiple projects and deadlines. Strong organizational and communication skills. Ability to work independently while collaborating effectively with a team. Preferred Experience drafting single-family residential homes. Experience working for a home builder, architectural firm, or residential design company. Experience with residential construction documents and permit drawings. Knowledge of North Carolina residential building codes. Experience with other software programs such as Revit, Chief Architect, SketchUp, etc Understanding of structural framing, roof systems, foundations, HVAC, plumbing, and electrical layouts. Experience modifying production home plans and developing plan options. Experience coordinating with structural engineers and truss designers. Education Associate's degree, technical degree, certificate, or equivalent experience in: Architectural Drafting Architectural Technology CAD Design Construction Engineering Technology Related field Equivalent residential drafting and construction experience may be considered in lieu of formal education. Performance Expectations Success in this position will be measured by: Accuracy and completeness of construction documents. Timeliness of plan revisions and drawing production. Reduction of drawing-related questions, errors, and field issues. Effective coordination between architectural, structural, engineering, and construction documents. Proper management of current and archived plan files. Responsiveness to construction and office team requests. Ability to identify and resolve potential issues before construction begins. Contribution to improving the company's home plans, construction details, and drafting processes.
