Job Description

Position Overview We are seeking a highly organized and dependable Maintenance Inspection Specialist to oversee our property-wide inspection program and ensure all apartment homes meet our quality and safety standards. This role is responsible for coordinating resident notifications, performing complete top-to-bottom unit inspections, addressing repair needs, and providing excellent customer service to our residents. The ideal candidate has strong technical skills, exceptional organization, and the ability to communicate clearly with both residents and office staff. Key Responsibilities Organize and maintain a structured system for notifying residents of upcoming inspections. Track inspection schedules, entry notices, follow-ups, and completion status. Perform full-unit inspections (interior & exterior as applicable), identifying any maintenance issues, safety hazards, or lease-required concerns. Make repairs to all deficiencies found during inspections, including: Drywall repair/patching HVAC troubleshooting and repairs (EPA Certified) Plumbing repairs Electrical repairs Appliance repair Basic carpentry Ensure all repairs meet company standards and are completed in a timely manner. Resident Interaction & Customer Service Communicate with residents before, during, and after inspections. Professionally address resident questions and concerns while in the home. Provide clear explanations of findings and repairs. Documentation & Reporting Maintain accurate documentation of all inspections, repairs, and resident interactions. Log work completed into property management software. Update Excel/Word forms, checklists, inventory logs, and inspection reports as required. Inventory Management Track, organize, and maintain materials and parts used for recurring inspection repairs. Communicate inventory needs to the Maintenance Supervisor or Community Manager.
Qualifications:
Drywall repair HVAC troubleshooting and repair EPA Certified Plumbing Electrical Appliance repair Basic carpentry Excellent customer service and communication skills. Strong documentation and organizational abilities. Ability to use Microsoft Excel, Word, and property management/maintenance software. Reliable, punctual, and able to work independently with minimal supervision. Must be able to enter occupied homes and interact professionally with residents. Preferred Qualifications Previous experience in multifamily housing or residential maintenance. Experience with RealPage, or similar systems. Valid driver's license.
