Job Description

Colorado Network Staffing (CNS) is seeking a detail-oriented Electrical Facility Assessor / BUILDER Database Update Specialist to support an electrical asset condition assessment and database integration project. This position is focused specifically on the inspection, identification, inventory, condition assessment, and documentation of electrical systems and equipment within existing facilities . The Electrical Facility Assessor will conduct on-site assessments, document observable conditions and deficiencies, collect equipment and asset information, and maintain accurate electrical asset records within BUILDER, Prometheus, and other Enterprise Asset Management (EAM) or Computerized Maintenance Management Systems (CMMS) . The Assessor will spend a significant portion of the workday in the field evaluating electrical assets throughout assigned facilities. Typical systems may include electrical service and distribution equipment, switchgear, switchboards, transformers, panelboards, disconnects, motor control centers, lighting systems, emergency and standby power systems, grounding systems, and associated electrical infrastructure . This position requires an individual who can recognize common electrical equipment and components, understand basic electrical system configurations, accurately document existing conditions, and efficiently collect large volumes of field data. An engineering degree is not required for this position. Candidates with hands-on experience in electrical inspection, electrical construction, electrical maintenance, facility condition assessments, electrical systems, or electrical asset management are strongly encouraged to apply. Previous experience with BUILDER, Prometheus, NexGen, or comparable
EAM/CMMS
platforms is preferred. Essential FunctionsElectrical Facility Inspections & Asset Data Collection Conduct on-site inspections focused specifically on electrical systems, equipment, and associated facility assets . Identify, locate, inventory, and document electrical assets according to established project requirements. Perform visual condition assessments of electrical equipment and document observable deficiencies and deterioration. Assess electrical assets without performing intrusive, energized, or otherwise unauthorized electrical work. Identify and document electrical equipment such as: Electrical service equipment Switchgear and switchboards Transformers Panelboards and distribution panels Disconnect switches Motor control centers (MCCs) Electrical distribution equipment Interior and exterior lighting systems Emergency and egress lighting Generators and standby power equipment Automatic transfer switches Uninterruptible Power Supply (UPS) systems Grounding and bonding components Electrical equipment associated with facility systems Record available equipment information including manufacturer, model, serial number, ratings, capacity, age, location, and nameplate information as required. Capture photographs, measurements, equipment identifiers, and other supporting documentation. Apply asset tags and identification methods when required by the project. Utilize tablets, laptops, cameras, measuring devices, and other approved field equipment. Identify discrepancies between existing electrical asset records and actual field conditions. Review collected information for completeness and accuracy before submission. Follow established electrical safety, facility access, assessment, and data-collection procedures. BUILDER, Prometheus & Electrical Asset Management Enter, update, validate, and maintain electrical asset information within BUILDER and Prometheus software. Utilize NexGen or other applicable
EAM/CMMS
platforms when required by the project. Maintain accurate electrical equipment inventories, condition information, locations, quantities, and associated facility records. Assign or support appropriate condition information based on established assessment criteria and observable field conditions. Compare existing database information against field-observed electrical equipment and make appropriate updates. Support migration and integration of electrical asset information into existing facility management databases. Perform data validation and quality-control reviews to identify incomplete, inconsistent, duplicate, or inaccurate electrical records. Maintain data integrity throughout the electrical assessment and database update process. Follow established system procedures, naming conventions, cybersecurity requirements, and approved application requirements. Electrical Asset Data Management & Integration Input and maintain large volumes of electrical facility and equipment data with a high degree of accuracy. Review existing electrical asset records and compare database information with actual field conditions. Verify equipment locations, descriptions, quantities, identifiers, and observable conditions. Assist with integration of field-collected electrical information into existing databases and facility management systems. Identify duplicate, incomplete, outdated, or inconsistent electrical asset records. Maintain organized electronic records, photographs, equipment information, and supporting documentation. Support database cleanup and standardization of electrical asset records. Coordinate with project leadership and technical personnel regarding electrical data requirements. Ensure information is maintained according to established project standards and quality requirements. Field Coordination & Facility Access Coordinate access to electrical rooms, equipment areas, utility spaces, mechanical/electrical rooms, and other required facility locations. Follow established escort, restricted-area, and pre-arranged access procedures. Plan daily electrical assessment routes based on facility access, project priorities, and assigned schedules. Communicate professionally with facility occupants, escorts, electricians, maintenance personnel, project staff, and other stakeholders. Work independently throughout assigned facilities while maintaining communication with the project team. Follow applicable facility safety, electrical safety, security, access, and operational requirements. Minimize disruption to occupied and operational facilities while conducting assessments. Immediately communicate inaccessible equipment, unsafe conditions, or other issues that prevent completion of an assessment. Project Coordination & Quality Control Collaborate with the Project Manager, assessment team, and technical personnel to achieve established project milestones. Participate in project planning sessions, status meetings, and progress updates. Follow project schedules, electrical assessment procedures, data standards, and guidance documentation. Communicate field progress, data concerns, access issues, equipment discrepancies, and other project risks to appropriate team members. Review completed electrical assessments for accuracy, consistency, and completeness. Correct identified data discrepancies and support project quality-control activities. Maintain organized records of completed facilities, electrical assets, and outstanding work. Support quality reviews of electrical asset data prior to final database submission. Qualifications - REQUIRED Previous professional experience involving electrical systems , such as electrical inspection, electrical construction, electrical maintenance, facility maintenance, facility condition assessments, electrical asset management, or a closely related field. Working knowledge of common commercial, industrial, institutional, or federal facility electrical equipment and systems . Ability to visually identify common electrical equipment, components, and system types. Ability to read and accurately document equipment nameplate information, ratings, capacities, and identifiers. Ability to recognize and document observable electrical asset conditions and deficiencies. Understanding of appropriate safety practices when working around electrical equipment. Ability to recognize when electrical equipment should not be accessed or inspected due to safety conditions or project restrictions . No engineering degree is required. Strong attention to detail and commitment to data accuracy and consistency. Ability to enter, validate, and maintain large volumes of electrical asset information. Basic proficiency with computers, tablets, and electronic data-entry systems. Ability to learn and navigate asset management and facility database applications. Strong organizational and time-management skills. Ability to follow established inspection procedures, data standards, and project documentation. Ability to work independently in field environments for extended periods. Strong communication and coordination skills. Ability to manage daily assignments and meet established project deadlines. Ability to obtain required system access and credentials within 30 days of project start . Preferred Qualifications Previous electrical Facility Condition Assessment (FCA) experience. Experience assessing electrical systems in commercial, industrial, institutional, military, or federal facilities. Electrical construction, inspection, maintenance, or facilities experience. Journeyman Electrician, Master Electrician, Electrical Inspector, electrical technician, or similar professional background is highly desirable. Familiarity with electrical distribution systems and associated facility equipment. Experience identifying and condition-rating electrical equipment and components. Ability to interpret basic electrical drawings, one-line diagrams, equipment schedules, or similar facility documentation. Familiarity with applicable electrical codes and standards, including the National Electrical Code (NEC/NFPA 70) . Previous experience with BUILDER Sustainment Management System (SMS) . Experience with Prometheus BUILDER software . Experience with NexGen or similar asset management platforms. Experience with other Enterprise Asset Management (EAM) or Computerized Maintenance Management Systems (CMMS) . Experience working at military installations, federal facilities, or other government properties . Military or veteran experience is a plus. Experience with electrical asset inventories, database management, or facility asset tagging is preferred. Systems Asset Data Collection Database Management Data Validation & Quality Control Electronic Field Data Collection Attention to Detail Independent Field Work Electrical Safety Awareness Data Accuracy & Integrity Work Environment This position involves extensive on-site field work within active facilities , with a specific focus on electrical systems and equipment. Work may be performed in electrical rooms, utility spaces, equipment rooms, maintenance facilities, warehouses, administrative buildings, mechanical/electrical spaces, and other facility environments depending on project requirements. The Electrical Facility Assessor will frequently move throughout multiple buildings and facility areas during the workday and may encounter operational electrical equipment. This position does not require employees to perform energized electrical work, electrical repairs, or intrusive electrical inspections unless specifically authorized, appropriately qualified, and permitted under project safety procedures. Work may be performed independently, with periodic coordination with project leadership, facility representatives, escorts, electricians, maintenance personnel, and other assessment team members. The position will also include computer-based work involving electrical asset database updates, data validation, documentation, and quality-control activities. Physical Demands This is an active field position requiring significant walking and movement throughout project facilities. The employee must be able to: Walk approximately 10,000 or more steps per day while conducting electrical facility assessments. Walk and stand for extended periods throughout the workday. Navigate multiple buildings, electrical rooms, equipment areas, corridors, and facility spaces. Regularly climb and descend stairs. Bend, stoop, kneel, crouch, and reach as necessary to observe accessible electrical equipment. Access tight or limited spaces when required and safely accessible. Carry and operate basic inspection equipment, including tablets, laptops, cameras, measuring devices, and related tools. Visually inspect electrical assets and read accessible equipment labels, nameplates, ratings, identifiers, and observable conditions. Position Type / Expected Hours of Work This is a temporary, project-based position with an anticipated initial data collection period of approximately 10 weeks . Work will primarily be performed on-site at assigned project facilities. Daily schedules may vary based on facility access, operational requirements, escort availability, and project priorities. The position may involve largely independent field work with periodic team meetings, project coordination, and data-management activities. Travel Travel requirements will vary based on assigned project locations. Employees may be required to travel between buildings, facilities, or project sites to complete assigned electrical asset assessments and database activities. Any extended or overnight travel requirements will be communicated based on project needs. Work Authorization / Security Requirements Must be authorized to work in the United States. Must be able to meet applicable client and project background requirements. Must be able to obtain required facility, system, and database access credentials. Must be able to obtain required system access within approximately 30 days of project start . Must comply with applicable cybersecurity, information-security, facility-access, and safety requirements. Additional background screening or federal facility-access requirements may apply depending on the assigned project.
