Building Superintendent

Job Overview We are seeking a dynamic and highly skilled Building Superintendent to oversee the daily operations, maintenance, and management of our facilities. Duties Supervise and coordinate maintenance activities across all building systems, including HVAC, electrical, plumbing, and mechanical equipment. Oversee the implementation of preventative maintenance from various vendors, work orders and repairs. Manage facilities management tasks such as inspections, safety compliance checks, and ensuring adherence to building codes and regulations Address questions and concerns from building tenants and employees. Oversee projects related to building upgrades or repairs, ensuring timely completion within budget while maintaining safety standards. Maintain detailed records of maintenance activities; prepare reports on system performance and operational status. Conduct regular inspections of facilities to identify potential hazards or inefficiencies and implement corrective actions promptly. Perform minor repairs throughout the building, and tenant premises. Supervise the building maintenance personnel. Ordering and maintaining building supplies. Requirements Proven management experience in facilities or industrial maintenance environments with supervisory responsibilities a plus. Strong mechanical knowledge with hands-on experience in HVAC systems, electrical troubleshooting (including high voltage and low voltage), schematics reading, and industrial maintenance practices. Familiarity with programmable logic controllers (PLCs), schematics interpretation, Ohmmeter use for electrical testing, and project management skills. Experience working for maintenance management; ability to plan preventive maintenance schedules effectively. Excellent leadership skills with the ability to supervise teams, coordinate projects, and communicate clearly in English. Knowledge of manufacturing or industrial environments with an understanding of safety protocols related to high voltage systems. Ability to perform physical tasks such as inspecting equipment, climbing ladders or scaffolding, ability to lift items 25lbs., and working in confined spaces as needed. Strong communication skills a must. Technical proficiency in electrical systems including low voltage wiring and troubleshooting using tools like ohmmeters a plus. Pay:

$55,000.00 - $62,000.00 per year
