Position Summary The Project Specialist is responsible for planning, managing, and maintaining a diverse portfolio of sustainability, energy efficiency, and utility-related projects. This role supports key initiatives including EV charging infrastructure, solar energy programs, smart irrigation, submeters, waste optimization, fire and life safety compliance, and a range of property-level enhancements. The position performs cost-benefit analysis, oversees bidding and vendor coordination, ensures regulatory compliance, and supports benchmarking, rebate acquisition, and billing accuracy efforts across the portfolio. Essential Responsibilities Energy & Sustainability Initiatives Plan, evaluate, and maintain EV charging stations across the portfolio. Support solar energy programs and coordinate implementation efforts. Oversee new and existing utility submeters to ensure accuracy and functionality. Troubleshoot utility bill usage and implement solutions to keep the costs and usage at or below benchmarks. Operational Efficiency & Cost Savings Analyze on-site trash and waste systems to identify optimization opportunities. Identify and apply for energy rebates when available. Conduct research on energy-efficient products, methods, and technologies. Track and manage progress across multiple projects within a large property portfolio. Regulatory, Billing & Compliance Support Manage property benchmarking requirements, reporting, and submissions. Analyze RUBS programs to ensure accurate billing metrics. Fire & Life Safety Oversight Bid, schedule, and track all fire sprinklers, alarm, hydrant, and related inspections. Special Projects & Portfolio Coordination Research and obtain bids for a variety of projects. Partner with management on design, ordering, bulk purchasing, scheduling, and seasonal amenity planning. Identify innovative solutions and help shape this role into a specialized utility function. Qualifications Required Experience in the utility field within the property management industry. Strong interpersonal, collaborative, and communication skills. High attention to detail with the ability to work independently. Ability to work with multiple teams across varied projects. Willingness to drive a personal vehicle to job sites across Southern California. Proficiency in Microsoft Word, Excel, and Outlook. Ability to track time worked for job cost accounting.
