Job Description

Job Summary Christian Heritage Academy is seeking a highly organized, hands-on Building Manager to lead the daily facilities operations and maintenance of the school's buildings and grounds. The Building Manager will perform routine maintenance and repairs while coordinating staff, vendors, and specialized services to help ensure the campus is safe, clean, functional, and well-maintained. Established in 1984, Christian Heritage Academy (CHA) is a preschool-Grade 12, college preparatory school, founded on the firm foundation of Jesus Christ. We exist to equip and inspire students to be lifetime followers of Jesus Christ who love and serve others. Our vision is that every CHA student is rooted in a deep love for God, known within our community, engaged in educational excellence, and inspired to make a difference. Requirements A demonstrated commitment to the Christian faith as outlined in the Academy's Statement of Faith. Bachelor's degree from an accredited college or university or completion of an applicable trade or technical school program, preferably in facilities management, engineering, construction, building trades, or a related field. Three to five years of relevant experience in facilities management, engineering, construction, contracting/subcontracting, or the skilled trades. Knowledge of state and federal building codes, safety laws and regulations, and asbestos requirements. Technical competencies or experience in a variety of areas including electrical, plumbing, carpentry, HVAC and mechanical systems, general building repair and troubleshooting, project management, planning and forecasting, budgeting, writing proposals, record keeping, and technology. Proficiency in Google Suite and facilities management system or software. Must be readily available to respond to urgent facilities situations and emergencies, including on non-work days, evenings, weekends, or holidays when necessary. The Building Manager is expected to respond promptly and either address the problem personally or coordinate the appropriate vendor, contractor, or staff response.
Responsibilities include the following:
Manage and coordinate vendors, contractors, suppliers, inspectors, and service providers, including grounds maintenance, snow removal, cleaning services, and specialized facility repairs. Ensure work is completed accurately, safely, on schedule, and in coordination with school operations and events. Oversee the day-to-day operation, maintenance, cleanliness, safety, and security of the school's buildings, grounds, equipment, mechanical, and fire safety systems, ensuring that facilities are clean, functional, safe, and in excellent working order. Serve as the primary hands-on resource for the routine maintenance and repair of the school's buildings and equipment. Personally diagnose and complete repairs that reasonably fall within the Building Manager's skills and expertise, including plumbing, electrical, carpentry, painting, minor HVAC and mechanical work, and other general building repairs. Maintain appropriate records when necessary. Conduct regular buildings and grounds inspections for safety, cleanliness, maintenance, and compliance; address issues raised through inspections and communicate concerns and violations to the Business Director and Head of School. Coordinate inspections by insurance companies, fire and police departments, and other applicable authorities. Effectively address issues raised by the inspections to ensure compliance. Ensure that renovations, installations, and repairs do not compromise the building's structure, systems, or safety. Manage the school's work order request system to receive, prioritize, assign, complete work requests, and communicate status/outcomes to staff and faculty. Effectively prioritize and communicate regarding maintenance requests, projects, schedules, and vendor work. Order supplies within budget to complete work. Identify and propose potential capital improvements, cost-saving opportunities, grant possibilities, or other facilities-related opportunities for consideration by the Business Director and Head of School. Coordinate vendor services and ensure their work is completed accurately, on schedule, follows school safety protocols, and does not conflict with school events. Oversee CHA's Asbestos Management Plan, including required training, documentation, and inspections, as required by law. Oversee campus traffic flow and facilities-related logistics for student arrival, dismissal, major events, and other high-traffic periods. Regularly evaluate traffic patterns, signage, cones/barriers, parking, pedestrian movement, and related systems and recommend or implement improvements that promote safety and efficiency. Develop and maintain a thorough working familiarity with the school's buildings and major systems, including plumbing, electrical, HVAC, drinking fountains, fixtures, doors and hardware, restrooms, roofs and drainage, and other commonly maintained equipment. Proactively identify problems and address them before they become larger disruptions or expenses. Troubleshoot building problems and determine whether repairs should be completed internally or require a specialized contractor. When outside expertise is necessary, promptly identify and contact the appropriate service provider and oversee the repair through completion. Respond promptly to urgent maintenance situations—including leaks, flooding, plumbing failures, HVAC problems, power or electrical issues, building damage, and other situations that threaten school operations or property. Provide direction, training, feedback, and oversight to direct reports. Perform other duties as assigned.
