Job Description

Project Manager - Mechanical Systems/BAS ControlsPosition Overview Lead and deliver mechanical systems and building automation projects with a focus on HVAC and BAS controls. The Project Manager will oversee project planning, design review, construction administration, commissioning, and client relationships to ensure projects are completed on time, within budget, and meet performance and regulatory requirements. This role requires strong technical knowledge of HVAC systems and BAS, practical field experience, and proven project management skills.

Key ResponsibilitiesManage full project lifecycle from proposal and scope development through design, installation, commissioning, and closeout for mechanical systems and BAS controls projects.

Provide technical leadership and design oversight for HVAC systems, control strategies, DDC/BAS programming, and equipment selection.

Coordinate and collaborate with MEP engineers, architects, general contractors, subcontractors, and vendors to resolve design and construction issues and maintain project schedules.

Develop and maintain project schedules, budgets, and cash flow forecasts; track progress and implement corrective actions to mitigate cost and schedule risks.

Prepare and review specifications, submittals, shop drawings, and contract documents; ensure compliance with codes, standards, and owner requirements.

Oversee commissioning, functional testing, and startup of
BAS, HVAC
equipment, and control systems to verify performance and handover to operations teams.

Manage subcontractor selection, contracts, performance, and payment processing; conduct field inspections and quality assurance checks.

Serve as primary client contact for project status, technical clarifications, and change management; prepare regular progress reports and project documentation.

Implement quality control and safety procedures on-site; lead risk assessments and ensure compliance with company and industry safety standards.

Mentor and develop junior engineering and project staff; foster a collaborative team environment and continuous improvement.

QualificationsBachelors degree in Mechanical Engineering, Architectural Engineering, or related technical discipline; Masters or relevant certifications are a plus.

Minimum 5-8 years of progressive project management experience in HVAC, mechanical systems, and BAS/controls projects (construction and commissioning experience required).Demonstrated knowledge of Building Automation Systems, DDC controls, BACnet, Modbus, and common HVAC control strategies and sequences.

Familiarity with MEP coordination, equipment selection (chillers, boilers, AHUs, pumps, VAVs), and building codes/standards (ASHRAE, NEC, local codes).Proven experience with project management tools and practices (MS Project, Procore, Primavera or similar), contract administration, budgeting, and scheduling.

Strong communication, leadership, and client-facing skills; ability to coordinate multidisciplinary teams and manage stakeholder expectations.

PMP, LEED, or CxA certification is desirable; manufacturer certifications for BAS platforms (e.g., Johnson Controls, Honeywell, Siemens) are a plus.

Ability to travel to project sites and work flexible hours as project needs require.
