Operating Engineer- JLL What this job involves: As an Operating Engineer at JLL, you'll serve as a technical project leader responsible for managing facilities-related projects and ensuring seamless building operations for our clients. This role combines hands-on project management with deep technical expertise in HVAC, electrical, mechanical, and building automation systems. You'll coordinate contractors, manage budgets and schedules, and provide strategic guidance on energy conservation and sustainability initiatives. What your day-to-day will look like:
- Manage facilities projects from initiation through completion, including scope development, scheduling, budget tracking, and coordination of contractors and subcontractors
- Proactively identify and resolve project-related issues while maintaining accurate electronic documentation and producing monthly status reports
- Coordinate and conduct weekly project meetings, transcribe minutes, manage punch lists, and ensure all project data is updated in real time
- Provide technical expertise on HVAC, electrical, mechanical, and building automation systems to guide service delivery teams and client decision-making
- Interact and negotiate with vendors and contractors, tracking RFPs and ensuring compliance with engineering documentation and change management controls
- Analyze utility data and benchmark building performance to identify and implement energy and water conservation measures that drive sustainability goals
- Support business development efforts by preparing proposals, identifying new opportunities through personal contacts, and maintaining executive-level client relationships Required qualifications:
- 5+ years of practical experience in project management within facilities, construction management, or real estate environments
- EPA Universal Refrigerant Certification (Type I, II, III, and Universal)
- In-depth technical understanding of HVAC, electrical, mechanical, and building automation systems commonly found in commercial facilities
- Demonstrated ability to prepare, track, and manage project budgets in a cost-effective manner
- Strong organizational and analytical skills with proven ability to identify priorities and manage multiple projects simultaneously
- Proficiency with Microsoft Office Suite and project management technology platforms
- Familiarity with architectural drawings and technical site requirements Preferred qualifications:
- Experience with energy management systems and implementing sustainability measures in commercial buildings
- Background in construction management or commercial real estate operations
- Proven track record of initiating and executing process improvement initiatives
- Experience supporting proposal preparation and contributing to business development activities
