Full Job Description Position Purpose:
Performs maintenance and repairs on buildings, equipment, facilities and grounds. Supervises the work of specialist tradesmen and independent contractors as required for the cost-effective and efficient operation of the Community. Major Tasks, Responsibilities and Key Accountabilities Provides excellent customer service to home owners, residents and staff. Reports to Property Manager and Board of Directors, and interacts with home owners on a daily basis. Responsible for the care and upkeep of buildings and grounds for the community. Reviews work orders, orders materials, maintains accurate and current records, and completes work in a professional manner utilizing the skills of the trade. Checks all equipment for proper working conditions & reports any damage or malfunction to Supervisor. Supervises outside contractors and vendors. Completes maintenance and repairs in common areas, such as: lighting, grounds, cleaning, plumbing, electrical, drywall, landscape, pool, locks, painting, signage, roofing. Must have experience in repairing sheetrock and drywall, as well as good carpentry skills. Must have working knowledge of electrical repairs, including changing out light fixtures, ballasts, wall switches and timers. Pressure washes paths, drives, sidewalks, brick steps, wood decks and siding, and maintains pool. Keeps the office and work areas organized, clean and in safe working condition. Maintains inventory of all tools and equipment, returns tools to proper location & reports any missing equipment to Property Manager. Assists Property Manager by coordinating with insect/pest/animal control contractors. Maintains Material Safety Data Sheet (MSDS) records for all materials used on the property. Will be required to perform emergency duties on a call-out basis on nights and weekends. Must demonstrate initiative as well as perform well as a team player. Other duties as assigned by Property Manager and Board of Directors.

Must pass the Drug Test and Background Check. Must be a self-starter and able to identify problems, determine best solutions, and pursue corrective actions with minimal supervision. Must be responsible, honest and reliable, and must be able to work a flexible schedule. Must stay calm in an emergency. Must possess excellent verbal and written communication skills - will be communicating with all levels of personnel, so clear and concise communication is essential. Must understand safe working practices as well as health and safety regulations. Must have smart personal appearance and good communication and customer service skills. Must have reliable transportation to and from work. Must be available to respond to emergency calls promptly. Experience Required Working knowledge of hand and power tools and equipment used to perform repairs and maintenance. Five years of relevant verifiable work experience in a high-rise condominium community. Must be able to read and interpret blue prints and building specs. Must have a basic knowledge of building, plumbing, and electrical codes. Education Required Requires basic computer skills and proficiency using Microsoft Office applications and Outlook email. The knowledge, skills, and abilities typically gained through the acquisition of a high school diploma and/or GED. Licenses/Certifications Certified Pool Operator Water Remediation/Mold Certification Water Leak Detection/Repair Certification Georgia HVAC Certification Plumbing Maintenance Certificate Successful completion of Electrician Certificate Program
