Baier, Partner, CJ@morrisonavenuecapital.com Summary Morrison Avenue Capital Partners, a leading sponsor of multifamily real estate development and acquisitions, is seeking a skilled Project Accountant with experience in real estate accounting / project accounting to join the team. The successful candidate will serve as a key member of the team, working closely with the Director of Finance to participate in and support pivotal decisions as they relate to strategic initiatives. The candidate will be responsible for all aspects of project and construction accounting for the Company's development, capital improvement, renovation, and other assigned real estate projects. The role is a key accounting partner to the Construction, Asset Management, Property Management, and Finance teams and is responsible for maintaining accurate project cost information, supporting lender and investor draw requirements, monitoring project funding and budgets, and helping ensure timely and accurate financial reporting. Key Responsibilities
- Perform project and construction accounting for assigned development, capital improvement, renovation, and other real estate projects.
- Maintain project accounting records, job cost detail, project budgets, commitments, contracts, change orders, and related supporting documentation.
- Analyze job cost reports and project budget-to-actual results; identify and research variances, discrepancies, and unusual items.
- Work closely with Project Managers and Construction personnel to review project costs, coding, commitments, invoices, and anticipated expenditures.
- Prepare, review, and coordinate lender and investor draw packages, including applications for payment and required supporting documentation.
- Obtain and maintain contracts, lien waivers, invoices, and other documentation required for lender draws and project files.
- Monitor available project and lender funding and communicate funding status, issues, and upcoming requirements to the Director of Finance and project team.
- Ensure accurate and timely processing and coding of project-related accounts payable and, where applicable, project-related receivables and billings.
- Communicate with contractors, subcontractors, vendors, Project Managers, lenders, and other internal and external partners regarding invoices, payments, draws, and supporting documentation.
- Review and track construction management and other project-related fee calculations and invoices for accuracy.
- Reconcile vendor statements and project-related balance sheet and cost accounts as needed.
- Support monthly accounting close and ensure project accounting deliverables are completed timely for inclusion in property financial reporting.
- Coordinate with Accounting, Construction, Property Management, and Asset Management to ensure project accounting deadlines and reporting requirements are met.
- Support project closeout, including final cost reconciliation, resolution of outstanding commitments and invoices, and closing project accounts upon completion.
- Assist with year-end tax and audit support related to assigned projects, including research, reconciliations, schedules, and supporting documentation.
- Maintain appropriate internal controls and compliance over project accounting activities and supporting documentation.
- Recommend and implement agreed-upon process improvements that strengthen project accounting, draw preparation, reporting, controls, and efficiency.
- Perform other related duties and special projects as assigned.
Qualifications Bachelor's degree in Accounting, Finance, or a related field. Minimum of three years of project accounting experience supporting construction, development, renovation, or capital improvement projects; real estate experience strongly preferred. Demonstrated experience with construction draws, job cost accounting, project budgets, and lender or investor reporting requirements. Working knowledge of development and construction processes, including contracts, commitments, change orders, lien waivers, and project closeout. Strong analytical and reconciliation skills with the ability to identify, research, and resolve accounting discrepancies. Advanced Excel skills and strong proficiency with accounting and financial systems. Excellent written and verbal communication skills, including the ability to work effectively with lenders, contractors, vendors, Project Managers, and senior management. Strong attention to detail, organization, and time management, with the ability to manage multiple projects and deadlines. Ability to work independently, exercise sound judgment, and collaborate effectively as part of a cross-functional team.
