Purpose of the role The Property Accountant is the senior accounting seat at Joiner and Associates. This role exists to own the recurring accounting cycle end to end — close, reconciliation, and owner reporting — so that the Controller reviews by exception rather than by default. This is not an assistant position. The person in this seat is accountable for the accuracy and timeliness of the numbers our clients see, and is expected to develop into broader responsibility for the accounting department over time. What this role owns Full ownership. The Controller sets policy and reviews on exception; execution and accuracy sit here. Monthly owner statements — preparation, review and publication for every managed property, on a fixed monthly calendar Month-end close — close the books on client trust and rental accounts each month, including accrualsand corrections Bank reconciliation — Trust, Trust Checking and Rental accounts reconciled monthly, with variancesresearched and cleared Security deposit accounting — deductions computed from move-out reports, refunds issued within the statutory deadline, deductions allocated to the correct property Accounts payable review — approve vendor bills for payment, confirm service-order matching and property coding before funds move Utility rollover accounts — opening, closing and monthly reconciliation of water, electricity and gas rollover accounts Year-end filings — 1099 preparation and issuance for vendors and owners, and year-end owner statements Vendor master file — vendor records in AppFolio kept current, including W-9s and certificates of insurance, in coordination with the maintenance department Account discrepancies — research and resolve discrepancies, and answer escalated owner and vendor payment questions Shared and supporting responsibilities Support the Controller in preparing corporate tax returns and in annual audit or review requests. Support rent processing and bank deposits during peak collection periods. Contribute to written accounting procedures, which the department is building out. Answer the after-hours emergency line on assigned dates. Scope boundary Routine transactional processing — posting rent, preparing deposits, entering vendor bills, generating and mailing checks and statements, first-line vendor payment calls — sits with the Billing Specialist. The Property Accountant owns the close, the reconciliations and the reporting, reviews and approves the Billing Specialist's work before it reaches an owner or a bank, and is the escalation point for coding and allocation questions. Required qualifications Three or more years of full-cycle accounting experience, including at least two in real estate, property management, or trust and escrow accounting. Demonstrated personal ownership of month-end close and bank reconciliations — not assisting with them. Working knowledge of broker trust account requirements and the segregation of client funds.
Advanced Excel:
pivot tables, lookups, reconciliation of large transaction files. Bachelor's degree in accounting or finance, or equivalent demonstrated experience. Accuracy under a hard monthly calendar, and the judgment to escalate rather than guess. Preferred qualifications AppFolio experience. Yardi, RealPage, Rent Manager or Buildium considered. Multi-owner or multi-entity statement environment. High-volume 1099 filing. Experience documenting accounting procedures. CPA or CPA-track. Preferred, not required. Growth path This role is structured as the succession seat for the accounting department. A person who owns the standards above cleanly for four consecutive quarters will be considered for expanded responsibility, including supervision of the Billing Specialist and, over time, department leadership. Continuing education and professional certification are supported.
Pay:
$72,000.00 - $80,000.00 per year
