In this role, you will manage full-cycle accounting for a assigned portfolio of commercial, residential, or mixed-use properties. You will partner closely with property managers, asset managers, and financial leadership to ensure accurate general ledger maintenance, monthly financial closes, tenant billing, and cash management.
Key Responsibilities Full-Cycle Property Accounting:
Manage monthly, quarterly, and annual financial closes for assigned real estate assets in accordance with US GAAP.
General Ledger & Reconciliations:
Prepare journal entries, perform monthly bank reconciliations, and maintain balance sheet schedules (accruals, prepayments, fixed assets, and mortgage liabilities).
Lease Administration & Billing:
Review lease agreements to calculate rent, tenant billing schedules, utility re-billings, and real estate tax escalations.
CAM & Operating Reconciliations:
Perform annual Common Area Maintenance (CAM), tax, and insurance reconciliations (true-ups) across commercial lease structures (NNN, Modified Gross).
Accounts Receivable & Payable Oversight:
Monitor rent collections, track tenant delinquencies, process vendor invoices, and manage property disbursements.
Budgeting & Variance Analysis:
Partner with property managers to assemble annual property operating budgets and provide monthly variance analysis against budget and prior periods.
Cash Management & Debt Service:
Track property cash flows, forecast capital needs, process mortgage debt payments, and manage distributions to investors/owners.
Audit & Compliance Support:
Assist external auditors during annual reviews and ensure compliance with lender covenants, tax filings, and local regulations.
Qualifications & Requirements Education:
Bachelor's degree in Accounting, Finance, or Business Administration.
Experience:
2-5+ years of dedicated property accounting experience in commercial, residential, or industrial real estate.
Software Expertise:
Proficiency in property management platforms (e.g., Yardi, RealPage, MRI, or AppFolio).
Technical Skills:
Strong understanding of US GAAP, lease accounting structures, and CAM reconciliation methodology. Advanced Microsoft Excel capabilities (PivotTables, XLOOKUP, data modeling).
Soft Skills:
Excellent written and verbal communication skills; ability to interact effectively with property managers, tenants, and lenders. Preferred Qualifications Certified Public Accountant (CPA) or candidate actively pursuing CPA certification. Experience with real estate acquisition/disposition accounting or debt refinancing transitions. Familiarity with Yardi Voyager or MRI Software modules.
