At Midland Residence, we believe strong financial management is essential to providing quality, affordable housing to the communities we serve. We are looking for an experienced Senior Property Accountant to join our Accounting Department and play an important role in maintaining the financial health and accuracy of our affordable housing portfolio. This is more than a traditional accounting position. The Senior Property Accountant will take ownership of property-level accounting activities, analyze financial performance, support budgeting and forecasting, assist with audits and regulatory reporting, and serve as a trusted resource to Property Managers and the Accounting team. What You'll Do Property & Financial Accounting Manage the monthly accounting and financial reporting process for an assigned portfolio of properties. Prepare and review monthly financial statements, supporting schedules, and reconciliations. Maintain accurate general ledger records and ensure transactions are properly recorded and classified. Perform and review bank, balance sheet, and other account reconciliations. Prepare and review journal entries, accruals, prepaid expenses, allocations, and other period-end adjustments. Analyze financial activity, identify discrepancies and unusual transactions, and research and resolve accounting issues. Complete month-end, quarterly, and year-end closing activities within established deadlines. Review property-level revenue, tenant receivables, subsidies, accounts payable, accounts receivable, security deposits, reserves, and other property-specific accounts. Monitor capital expenditures, fixed assets, replacement reserves, and capital projects. Work directly with Property Managers and operational staff to investigate and resolve financial discrepancies. Affordable Housing Accounting & Compliance Support accounting and financial reporting requirements associated with affordable housing programs and regulatory agreements. Maintain awareness of accounting requirements applicable to HUD, LIHTC, HOME, Rural Development, project-based subsidy programs, and other affordable housing programs. Assist with financial reporting and documentation required by regulatory agencies, lenders, investors, ownership entities, and other stakeholders. Review transactions for compliance with company policies, regulatory requirements, and ownership requirements. Maintain organized documentation for audits, regulatory reviews, and reporting requirements. Budgeting & Financial Analysis Assist with annual operating budgets and periodic budget revisions. Analyze actual results against budgets and prior-period performance. Prepare budget-to-actual and variance analyses and identify significant items requiring management attention. Work with Property Managers to understand and explain financial variances. Assist with forecasting, projections, cash flow analysis, and anticipated property funding needs. Provide financial information and analysis to support operational and strategic decision-making. Audit & Year-End Support Coordinate accounting support for annual property audits and other external audits. Prepare audit schedules, reconciliations, workpapers, and supporting documentation. Respond to auditor requests and research accounting questions. Assist with year-end closing and the preparation and review of tax and other annual filing information. A Senior-Level Resource As a senior member of the Accounting Department, you will also: Review work prepared by Property Accountants and other accounting staff. Serve as a resource and subject matter expert for accounting questions and property-level issues. Assist with training and mentoring accounting staff. Help establish consistent accounting practices across the portfolio. Identify opportunities to improve accounting processes, controls, reporting, and efficiency. Assist with department SOPs, special projects, and process improvements. Partner closely with the Accounting Director and other members of the Accounting and Operations teams.
What We're Looking For Required:
Bachelor's degree in Accounting, Finance, or a related field; an equivalent combination of education and relevant experience may be considered. 3-5 years of progressive accounting experience. Experience preparing and analyzing financial statements. Experience with month-end, quarterly, and year-end closing processes. Strong knowledge of GAAP and financial accounting principles. Strong understanding of general ledger accounting, reconciliations, accruals, journal entries, and financial reporting. Advanced Microsoft Excel skills, including formulas, pivot tables, data analysis, and financial reporting. Strong analytical and problem-solving skills. Exceptional attention to detail and commitment to accuracy. Ability to independently manage multiple properties, projects, and competing deadlines. Strong organizational and time-management skills. Excellent written and verbal communication skills. Ability to explain financial information and accounting concepts to non-accounting personnel. Ability to maintain confidential financial and business information.
Preferred:
Property or real estate accounting experience. Affordable housing accounting experience. Experience with HUD, LIHTC, HOME, Rural Development, or other affordable housing programs. Experience with RealPage, OneSite, or similar property management/accounting software. Experience with annual audits and audit preparation. Experience with budgeting, forecasting, and financial analysis.
CPA, CPA

Work Environment This position is based in our Corporate Office in Warwick, Rhode Island and requires prolonged periods of computer and desk work. The position may occasionally require lifting and carrying materials weighing approximately 15-20 pounds.
