(depending on experience) About Us CC Properties LLC is a full-service property management company and real estate brokerage based in Sioux City. Since 2007 we've grown to manage 550+ rental doors for roughly 95 owner clients across Iowa, Nebraska, and South Dakota, with our own in-house maintenance and construction company, Titan Solutions LLC. We're a small, hardworking team that gets a lot done and still has fun doing it. No cubicle farm, no corporate red tape — just good people who take pride in doing the job right. (And yes, the snacks are real and they're stocked.) The Role We're looking for a detail-oriented, trustworthy Bookkeeper to keep the financial side of our business running smoothly. You'll handle the day-to-day accounting for the company and for the properties we manage — everything from posting rent deposits to reconciling bank statements to making sure our vendors get paid correctly and on time. This is a hands-on role with real ownership. If you like clean books, catching the mistake nobody else caught, and knowing exactly where every dollar went, you'll fit right in. What You'll Do Process accounts payable — review invoices for accuracy, code them correctly, and pay bills on schedule Receive, record, and deposit rent payments and other incoming funds Reconcile bank statements and operating, trust, and escrow accounts monthly Communicate with vendors and suppliers on billing questions, statement discrepancies, and payment status Build and maintain operating budgets for the company and for individual properties Prepare owner statements and month-end financial reports Track utility bills, insurance, taxes, and other recurring property expenses Maintain organized, audit-ready financial records and filing systems Assist with year-end close and provide documentation to our CPA Support the office team with other administrative and accounting tasks as needed What We're Looking For Solid working knowledge of basic accounting principles (debits/credits, general ledger, AP/AR, reconciliation) Strong attention to detail — accuracy matters more here than speed Proficiency with Microsoft Office Suite, especially Excel (formulas, sorting, basic spreadsheets) Comfortable handling money and confidential financial information with complete discretion Professional, clear communication skills — you'll talk with vendors, owners, and tenants Ability to prioritize, meet deadlines, and work independently without being micromanaged High school diploma or equivalent required Nice to Have (Not Required) Prior bookkeeping, accounting, or office management experience QuickBooks experience Associate's degree or coursework in accounting, business, or a related field Background in property management, real estate, construction, or trust accounting What We Offer Consistent full-time schedule, Monday through Friday — no nights, no weekends Friendly, supportive team environment where your work actually matters Snacks provided [Paid time off] Opportunity to grow with an established, expanding local company How to Apply Apply directly through Indeed with your resume.
