Assist with processing property financial transfers, wires, ACH, and other account requirements. Manage the accounts payable for the management company and maintain daily fraud control via Positive Pay uploads and issue maintenance for all the banks implemented with that control. Process approved requests for Resident Rental Concessions. Duties 1. Post monthly rental receipts for assigned properties as requested. Operate computers programmed with PMI accounting software to record, store, and analyze information. Check figures, postings, and documents for correct entry, mathematical accuracy, and proper coding. a. Process approved requests for Resident Rental Concessions in resident accounts within the RealPage program; b. Assist site staff in resolving issues related to Real Page Online Payment Portal c. Help conduct audits of resident receivable accounts when appropriate; reconcile, or note and report discrepancies found in records; create and distribute resident AR confirmation letters on a monthly basis d. Track and notify operations of receipt of monthly HAP and other subsidy payments; e. Post daily property sweep activity f. Assist with resident data reports on an as needed basis; 2. Prepare property and corporate wire, ACH and account transfers as requested. 3. Administer the use of all check scanners within the company; reset passwords and add/remove users 4. Administer the use of all corporate credit cards; reset passwords, add/remove users, adjust card limits, follow up on missing receipts and answer user questions 5. Maintain daily fraud control via Positive Pay uploads or manual review and issue maintenance for all the banks implemented with that control. 6. Receive, record, and deposit receipts for properties and Preservation Management, Inc. 7. Assist accounting staff with retrieval of A/R related audit request. 8. Manage accounts receivable aging balances; communicate overdue balances with Controller and follow up with customers as needed. 9. Process AP invoices for prompt payment; process all vendor payments to avoid late fees and to take advantage of any payment incentives; assign correct GL coding to all invoices to conform with corporate budget. Skills Associate degree in accounting or a related field and 1 - 3 years accounting experience in similar organizations, or equivalent combination of education, training, and experience. Knowledge of the basic structure of financial statements - Balance Sheets, Income Statements and Statements of Cash Flow. Knowledge of the basic structure of an electronic General Ledger. Understanding of the use of a Chart of Accounts and experience with Cash Receipts, Cash Disbursements, Revenue and Expense processes. Experience in the use of Microsoft Office suite; advanced Excel skills desirable. Experience with Property Management Software such as RealPage is desirable. Financial experience in private sector housing or property management is desirable. A high degree of tact, diplomacy and professionalism is required when dealing with residents, vendors, and coworkers. EEO/Minorities/Females/Disabled/Veterans Preservation Management, Inc.
