The Leasing Manager ("LM") is charged with combining his/her real estate knowledge with internal and external resources to develop and implement a leasing strategy for each Publix-controlled shopping center. The LM leasing strategy is focused on producing maximum occupancy rates at optimal rental rates while creating a synergistic tenant lineup for each shopping center, based upon its respective trade area. The LM team is responsible for approximately 400 commercial shopping centers representing 11 million square feet of tenant space, over 4,800 individual tenant bays and 300 outparcels. Additionally, the LM is responsible for retaining existing Tenants by fostering the Publix/ Tenant relationship over the course of the lease term. Additionally, the LM is tasked with researching and reporting current rental rate trends and forecasting future shopping center income. Each LM is expected to produce a positive and direct influence on the overall value of the Publix Real Estate portfolio by directly impacting Net Operating Income (NOI) through the creation of net new lease income and tenant retention.
Primary Responsibilities:
Responsible for developing a comprehensive leasing strategy for the company controlled real estate portfolio and implementing measures to execute that strategy for his/her territory. Responsible for assisting in identifying, interviewing, hiring, and managing Publix's multiple outside commercial real estate leasing brokerage firms ("Brokers"). Responsible for managing all aspects of the letter of intent ("LOI") and lease negotiation process for prospective new tenants, as well the retention of existing tenants by performing of all lease renewal negotiations. Responsible for forecasting new rents, renewal rents and annual rent increases in order to develop portfolio income projections for the upcoming year. Responsible for the coordination and management of numerous tasks and projects including certain types of negotiated lease obligations, the management of onboarding new tenants into our portfolio, coordinating leasing efforts for new shopping centers, relocating tenants, as needed, providing leasing information to assist with the acquisition of a new shopping center, the creation of new resources to aid in tenant interaction, creation of processes to help grow our business, promote associate retention and modify the tenant buildout plan review/approval process. Responsible for hiring, developing, training, and managing the Assistant Leasing Manager ("ALM")
