Job Description

Job Summary A growing organization in the affordable housing and property management space is seeking an Affordable Housing Compliance Specialist for a direct hire opportunity in Portland, OR. This role is ideal for a detail-oriented compliance professional with strong experience in HUD, LIHTC, and Rural Development affordable housing programs. The Affordable Housing Compliance Specialist will help ensure properties remain fully compliant with applicable housing regulations, tenant file requirements, reporting standards, and agency expectations. This position offers a stable Monday through Friday schedule, supportive leadership, and the opportunity to work closely with property managers, asset management teams, and government agencies in a role that directly supports housing program integrity. Key Responsibilities
  • Review and monitor affordable housing tenant files to ensure full compliance with HUD, LIHTC, RD, and related program requirements.
  • Coordinate and perform file audits, including periodic tenant recertification reviews and compliance testing.
  • Prepare and submit monthly reports and required documentation to government agencies.
  • Provide compliance guidance, orientation, and training to Property Managers, including corrective action plans when needed.
  • Stay current on regional affordable housing regulations and communicate updates to internal teams.
  • Prepare documentation for audit reviews and assist with responses to compliance findings. Compensation and Benefits
  • Salary Range:
    $70,000 to $75,000 per year.
  • Job Type:
    Direct Hire.
  • Schedule:
    Full-time, 40 hours per week, Monday through Friday.
  • Work Arrangement:
    In-office position in Portland, OR. Required Qualifications and Skills
  • Ensure tenant files for tax credit projects are accurate, complete, and compliant.
  • Ensure HUD project tenant files meet all applicable compliance standards.
  • Support monthly reporting and transmissions to government agencies.
  • Conduct compliance audits and partner with property teams on corrective actions.
  • Five or more years of experience in property management, asset management, or a housing regulatory agency with a focus on compliance oversight.
  • Experience with RD, HUD, and LIHTC affordable housing programs.
  • Experience processing HUD HAP Vouchers through TRACS and RD submissions through MINC.
  • Experience using Enterprise Income Verification, EIV, reports.
  • Ability to prepare documentation for audit reviews and respond to compliance findings.
  • Experience interpreting and applying property regulatory agreements.
  • Strong attention to detail, organization, follow-through, and professional communication skills.
  • B.S. degree in business, finance, real estate, or a related field, or equivalent work experience preferred. Preferred Qualifications
  • Working knowledge of Yardi.
  • Certification in one or more of the following: COS, C3P, HCCP, NCP, CSC, CLS, and/or LIHTC certification.
  • Strong training and coaching skills for supporting Property Managers and operational teams.
  • Experience staying current with regional affordable housing regulations and sharing updates across departments.
