Compliance Specialist, Apartments, Section 8 and LIHTC Independent Management Services Kansas City, KS Job Details Full-time $22 - $24 an hour 1 hour ago Qualifications Fair Housing Act Interpersonal skills Anti-discrimination law Regulatory compliance Yardi Attention to detail Section 8 Training & development Full Job Description Header Overview We are seeking a dedicated and detail-oriented Compliance Specialist to oversee adherence to housing assistance programs, including Project Based Section 8 and Low-Income Housing Tax Credit (LIHTC) regulations, within our apartment communities. In this vital role, you will ensure that property operations comply with federal, state, and local housing laws, fostering a fair and equitable environment for residents from diverse backgrounds. Your expertise will support high-risk populations, including individuals experiencing homelessness or mental health challenges, by implementing effective compliance strategies and maintaining transparent documentation. Responsibilities Monitor property operations to ensure compliance with HUD (Housing and Urban Development) regulations, Fair Housing laws, LIHTC guidelines, and other relevant housing assistance policies. Conduct regular audits of leasing files, rent calculations, and income verifications to maintain accurate records aligned with program requirements. Collaborate with property management teams to develop and implement policies that promote fair housing practices and prevent discrimination. Provide training to staff on compliance standards, landlord-tenant law, social services coordination, and crisis intervention techniques. Review lease agreements and documentation for accuracy; assist in resolving tenant disputes through negotiation and motivational interviewing when necessary. Support residents with case management efforts by connecting them to social services, addiction counseling resources, or mental health support tailored to high-risk populations. Maintain detailed records of compliance activities using property management tools such as Yardi or similar software; prepare reports for internal audits or external regulatory reviews. Qualifications Proven experience working with housing assistance programs such as Project Based Section 8 and LIHTC; knowledge of Housing and Urban Development (HUD) regulations essential. Strong understanding of landlord-tenant law, Fair Housing regulations, and property management practices. Excellent client communication skills; capable of engaging effectively with culturally diverse communities and underserved populations. Experience in social work or social services related to high-risk populations including individuals experiencing homelessness or mental health conditions. Proficiency in Microsoft Office suite; familiarity with property management tools like Yardi preferred. Ability to handle crisis situations calmly through crisis management techniques; experience in crisis intervention is a plus. Skills in negotiation, motivational interviewing, case management, and working within high-pressure environments are highly valued.
