Position Summary The Compliance Specialist plays a key role in safeguarding the affordability programs that make our communities possible. This position leads compliance auditing and recertification efforts across the portfolio while supporting property operations, ensuring every file, transaction, and household certification meets Housing Choice Voucher, LIHTC, and Fair Housing standards. The ideal candidate combines sharp attention to detail with strong relationship-building skills across community staff, regional managers, and compliance personnel. Essential Duties and Responsibilities Compliance Auditing & Program Oversight Audit all facets of the rental process, including move-in/move-out files, income verifications, and certifications, to ensure full program compliance. Ensure ongoing housing compliance utilizing RealPage OneSite software. Complete all site recertifications accurately and on schedule. Provide compliance support for ownership, development, and property management teams. Participate in, monitor, and continuously improve housing compliance through Preferred Compliance and internal procedures. Regulatory & Program Compliance Maintain compliance with Housing Choice Voucher (Section 8), LIHTC, IRS, and applicable state agency requirements. Maintain compliance with Fair Housing laws, landlord-tenant regulations, and company policies. Coordinate inspections, audits, and compliance documentation as required. Stay current on program regulations and communicate updates to site teams. Relationship & Team Coordination Foster positive working relationships with community staff, regional managers, and compliance personnel. Provide guidance and training to site teams on compliance best practices and documentation standards. Respond promptly and professionally to compliance-related questions via phone and email correspondence. Support the Property Manager and leasing team as needed on resident and applicant compliance questions. Administrative & Documentation Maintain accurate, audit-ready compliance files and records. Prepare compliance-related reports to support property and portfolio goals. Utilize property management software (RealPage) for data entry, reporting, and recordkeeping. Qualifications & Skills Proven experience in affordable housing compliance or property management administration, with extensive experience in Housing Choice Vouchers, LIHTC, IRS, and state agency requirements. Strong organizational skills with a detail-oriented approach to document review and file auditing. Solid knowledge of Federal Fair Housing laws and landlord-tenant regulations. Extensive experience with RealPage OneSite software. Excellent follow-up skills via telephone and email correspondence. Strong computer literacy and comfort working across property management systems. Ability to handle sensitive issues with discretion and resolve conflicts effectively. Must be able to work independently and collaboratively within a team. Additional Requirements Attendance and punctuality are essential to job performance. Must comply with all company policies and LIHTC program guidelines. Maintain a safe and professional work environment at all times. Ability to work a flexible schedule as needed to meet compliance deadlines.
