Tax Credit Leasing Specialist Summary We are seeking a dedicated professional to lead our tax credit leasing initiatives within the dynamic Real Estate and Property Management sector. This pivotal role is responsible for managing the complex compliance and operational aspects of Low-Income Housing Tax Credit (LIHTC) programs. The ideal candidate will serve as the primary liaison between property management teams, residents, and regulatory agencies, ensuring strict adherence to federal and state guidelines while facilitating efficient occupancy of affordable housing units. This position is critical to maintaining the financial integrity of our portfolio and supporting our mission to provide quality, affordable living spaces. Responsibilities Oversee the entire leasing lifecycle for LIHTC-designated units, ensuring all processes align with current tax credit regulations and compliance standards. Conduct thorough income and asset verifications for prospective residents to determine eligibility for subsidized housing programs. Prepare and submit required documentation to government agencies and auditors, maintaining accurate records for annual compliance reviews. Collaborate with property managers and maintenance teams to coordinate unit turnover and ensure timely re-leasing of vacancies. Educate applicants and current residents on program requirements, lease terms, and their rights and responsibilities within the affordable housing framework. Monitor and update internal databases to reflect real-time occupancy status, rent calculations, and compliance metrics. Address and resolve any tenant inquiries or disputes related to tax credit eligibility and lease terms promptly and professionally.
Requirements Requirements:
Proven experience in LIHTC (Low-Income Housing Tax Credit) administration and leasing operations. Deep understanding of property management principles and the specific regulatory landscape of affordable housing. Strong proficiency in leasing software and database management tools. Exceptional attention to detail with the ability to manage complex compliance documentation accurately. Excellent communication skills, both written and verbal, with a professional demeanor suitable for interacting with diverse populations. Ability to work independently and manage multiple priorities in a fast-paced environment. Compensation is set at $22/hour. #Recruit
