Key Responsibilities Manage the day-to-day operations of the property and maintain a professional, welcoming environment for residents. Collect rent and other charges, monitor delinquency, and follow established collection and lease-enforcement procedures. Complete annual recertifications, interim updates, and resident file documentation in accordance with LIHTC requirements. Maintain accurate, audit-ready tenant files and prepare for compliance reviews and property inspections. Process applications, verify eligibility, conduct tours, and coordinate move-ins and move-outs. Maintain occupancy by promptly marketing vacant units, following up with prospects, and managing the waiting list. Conduct regular property and unit inspections and coordinate timely completion of work orders, turnovers, and preventive maintenance. Supervise maintenance operations and monitor the performance of landscaping, trash removal, pest control, and other property vendors. Review, code, and submit invoices while monitoring property expenses against the approved budget. Prepare regular reports covering occupancy, collections, leasing activity, recertifications, maintenance, and property conditions. Enforce lease terms and community policies consistently and professionally. Investigate and resolve resident concerns, complaints, and lease violations. Communicate patiently and respectfully with senior residents while maintaining appropriate professional boundaries. Ensure compliance with Fair Housing laws, company policies, and all applicable federal, state, and local requirements. Promptly report significant property, resident, compliance, or financial issues to the Regional Manager. Qualifications Previous affordable-housing or multifamily property-management experience required. Working knowledge of the Low-Income Housing Tax Credit program strongly preferred. Experience completing annual recertifications and maintaining compliant resident files. Strong organizational, communication, customer-service, and problem-solving skills. Ability to manage competing deadlines and work independently with appropriate oversight. Proficiency with property-management software, Microsoft Office, email, and electronic document management. COS, TCS, or another recognized affordable-housing certification is preferred. High school diploma or equivalent required.
