Description:
This candidate will oversee and review the financial activities of the property management company to ensure the properties' finances are accurate, properly recorded, and on track. Major responsibilities include monthly review of property financial statements, responding to audit requests, preparing annual CAM reconciliations, assisting with project-budget preparation and review, preparing projections, and year-end net cash flow calculations.
Hours:
Full-time, Monday-Friday, 8:00am-5:00pm
Location:
Iwilei, Honolulu, Oahu Pay:
$70,000 to $80,000 a year Responsibilities Assist the Asset Management team in managing the financial aspects for the portfolio. Review monthly statements, audits, budgets, and cash flow for accuracy and completeness. Ensure compliance with federal and other applicable regulations, requirements, and agreements. Analyze portfolio performance and financial strategies then recommend necessary changes. Support contract negotiations, loan refinancing, and capital expenditure planning. Collaborate with Asset Management and Finance leadership on portfolio financial changes. Qualifications Bachelor's degree in business, finance, accounting, real estate, or a related field; equivalent experience may be considered. Minimum of 3 years of accounting experience; a high school diploma with 10+ years of experience of accounting or bookkeeping may be substituted for education. Ability to read and interpret financial audits, statements, tax returns, and project property budgets. Strong organizational and communication skills, with the ability to manage multiple priorities and work independently. Knowledge of GAAP, tax-exempt bonds, government financing, and tax credits. #OFFICE_
