This role supports real estate and project finance activities by helping evaluate investment opportunities, organize critical documentation, and assist with financing and compliance efforts. The ideal candidate is detail-oriented, analytical, and comfortable working across multiple deadlines while coordinating with internal teams, consultants, and public agencies. Due to the nature of the work and onsite requirements, preference will be given to Hawaii residents. Applicants should be able to reliably commute or reside within the region to meet business needs. Responsibilities:
Examine partnership, loan, regulatory, bond, and land-use documents to extract key terms, obligations, and project assumptions for analysis. Build and update preliminary financial models, development budgets, and timeline projections to support project planning and review. Contribute to budget studies, forecast reviews, and resource assessments by preparing analysis and summarizing findings for stakeholders. Assess potential real estate investments through return modeling, capital planning, depreciation review, and scenario analysis. Gather and maintain due diligence materials such as environmental reports, surveys, title records, zoning information, and third-party evaluations in organized project files. Support financing activities by assembling application packages, monitoring submission requirements, and helping coordinate materials for bonds, tax credit equity, and permanent loan closings. Track milestones, regulatory dates, approval conditions, and reporting obligations to help keep projects aligned with state and federal requirements. Coordinate with consultants and agencies by sharing requested information, following up on open items, and maintaining meeting agendas, notes, calendars, and action trackers. Bachelor's degree in finance, accounting, economics, business, or a related field, or equivalent relevant experience. Foundational knowledge of financial analysis, data analysis, and financial reporting principles. Ability to interpret detailed legal, financial, and project-related documentation with strong attention to accuracy. Proficiency in spreadsheet-based modeling and working with project budgets, forecasts, and supporting data. Strong organizational skills with the ability to manage documents, deadlines, and multiple concurrent priorities. Effective written and verbal communication skills for preparing summaries and coordinating with teams, consultants, and agencies. Interest in real estate finance, development, or affordable housing transactions is preferred.
