Job Description

A place where your unique being shines through. Our Commercial team is seeking a Commercial Appraisal Analyst to join them out of our office in Portland, ME. Under the guidance of our VP Commercial Appraisal Manager, you'll support the Bank's commercial real estate valuation and appraisal management function to help ensure independence and conformance with regulatory requirements and internal policy. You'll assist with coordinating appraisal assignments, tracking and reviewing commercial real estate appraisals and evaluations, and performing preliminary appraisal analysis. Additionally, you'll support the commercial team by helping ensure that real estate collateral valuations are appropriate, well‑documented, and consistent with regulatory guidance including the Uniform Standards of Professional Appraisal Practice (USPAP), FIRREA, and the Interagency Appraisal and Evaluation Guidelines. Position:
Supports the Bank's appraisal independence requirements in accordance with all regulations and guidelines. Ensures that work is independent from loan functions and ensures real estate valuations are credible, appropriately reviewed, and free from undue influence. Assist in identifying the appropriate type of valuation assignment and coordinating appraisal requests with qualified fee appraisers. Coordinate appraisal assignments and track appraisal status to ensure timely completion for loan underwriting and closing. Perform preliminary reviews of commercial appraisal reports to ensure completeness and adherence to internal policy and regulatory expectations. Identify potential inconsistencies, missing information, or valuation concerns and escalate to the VP Commercial Appraisal Reviewer as appropriate. Verify key appraisal components including property description, valuation methodology, assumptions, and supporting documentation. Assist with preparation of internal real estate evaluations for transactions where a full appraisal is not required. Support validation of existing appraisals and evaluations for renewals, modifications, or portfolio monitoring. Communicate with outside appraisers to obtain additional information or clarification when requested. Maintain appraisal files and documentation within the Bank's systems in accordance with internal procedures. Assist with maintaining the Bank's approved appraiser database and supporting documentation. Collaborate with lenders, credit analysts, and commercial administration staff to coordinate appraisal requirements. Assist with monitoring appraisal expiration dates and valuation requirements across the loan portfolio. May provide support to Commercial Credit team as needed.
Our Candidate Must Have:
Bachelors degree in relevant field preferred 1-3 years of experience in commercial banking, credit analysis, real estate valuation, appraisal support or related field preferred Working knowledge or willingness/interest to learn, USPAP standards and regulatory guidance including FIRREA and Interagency Appraisal and Evaluation Guidelines. Knowledge of commercial lending policies and procedures preferred Proficient in Microsoft office products Excellent communication skills both verbal and written Exceptional organization, prioritization and accuracy skills Analytical skills

Work Environment:
Physical surroundings are generally pleasant with minimal exposure to injury or other hazards.
Physical effort required:
occasional lifting up to 35lbs; reaching, twisting, bending, pushing and pulling; sitting or standing for extended periods of time; freedom of movement on a regular basis; handling of materials and supplies, computer use for extended periods of time.
