Job Description
Senior Asset Manager - Refinancing, Capital Markets, and Dispositions About the Role Join a growing real estate management platform as a highly experienced Senior Asset Manager - Refinancing, Capital Markets, and Dispositions to help maximize the value of our real estate portfolio and identify opportunities to strategically unlock that value. The primary purpose of this role is simple: Create value. Recognize when that value has been created. Determine the optimal time and method to monetize it. Then lead the capital event from strategy through closing. This is not a traditional property management or portfolio reporting position. We are looking for a real estate professional with demonstrated full-cycle transaction experience , particularly in refinancing, who understands how operating performance, market conditions, capital structure, valuation, and exit timing work together to maximize investment returns. The Senior Asset Manager will work closely with ownership, property management, accounting, construction, lenders, brokers, attorneys, and other partners to ensure that each asset is positioned to achieve its maximum potential. Key Responsibilities Asset Value Creation & Strategy Develop and execute asset-level strategies designed to maximize property value and investment returns. Continuously evaluate operating performance, market conditions, rent growth, expenses, capital expenditures, occupancy, valuation, and other factors that influence asset value. Identify opportunities to increase NOI, improve operational performance, reduce risk, and enhance the marketability and value of each asset. Establish clear asset-level objectives and monitor progress against those objectives. Work closely with property management and other operating teams to identify actions that can create meaningful incremental value. Maintain a forward-looking perspective on each asset rather than simply reporting historical performance. Capital Event Identification Continuously evaluate the portfolio to determine when an asset has reached an appropriate point for a capital event. Analyze whether the optimal strategy is to refinance, recapitalize, sell, or continue to hold the asset. Monitor debt maturities, interest rates, valuation changes, market liquidity, investment returns, and asset performance to identify opportunities proactively. Develop recommendations to ownership regarding the timing, structure, and expected economics of potential capital events. Build and maintain a capital event pipeline and ensure assets are prepared well in advance of a transaction. Refinancing & Capital Markets Lead the full lifecycle of real estate refinancing transactions , from initial analysis and strategy through closing. Evaluate refinancing opportunities and determine appropriate timing, proceeds, leverage, term, and structure. Prepare and review financial models, lender underwriting, financing scenarios, and return analyses. Source and evaluate lenders and financing alternatives, including banks, debt funds, agency lenders, life companies, and other capital providers as appropriate. Manage lender and broker relationships throughout the financing process. Lead the preparation and coordination of lender due diligence, including financial, operational, property, legal, insurance, environmental, engineering, and other requirements. Coordinate internal teams to ensure accurate and timely delivery of lender information. Evaluate and negotiate financing proposals and recommend the optimal structure to ownership. Manage the transaction timeline and drive all parties toward successful closing. Maintain oversight of post-closing requirements, loan covenants, maturities, and other financing obligations. Dispositions & Exits Identify and evaluate opportunities to monetize asset value through dispositions. Analyze market conditions, valuation, projected returns, transaction costs, and alternative hold strategies to determine optimal exit timing. Lead the disposition process from initial valuation and sale strategy through closing. Coordinate with ownership and brokerage partners regarding pricing, marketing, and transaction strategy. Manage preparation of property-level financial and operational information for prospective buyers. Coordinate internal responses to buyer and lender due diligence. Work with property management, accounting, legal, construction, and other teams to ensure assets are transaction-ready. Manage transaction timelines and maintain accountability through closing. Financial Analysis & Valuation Build, maintain, and review property-level financial models and investment analyses. Analyze NOI, cash flow, valuation, cap rates, debt proceeds, equity requirements, IRR, equity multiples, and other investment metrics. Perform hold-versus-sell and refinance-versus-hold analyses. Evaluate the impact of operational improvements and capital investments on asset value. Conduct sensitivity and scenario analyses around operating performance, financing assumptions, valuation, and exit timing. Provide ownership and senior leadership with clear, actionable recommendations based on financial and market analysis. Cross-Functional Leadership Serve as the strategic link between ownership and the property management organization. Translate investment objectives into actionable priorities for operating teams. Ensure property management, accounting, construction, and other departments understand what is required to maximize asset value and prepare for capital events. Coordinate internal and external stakeholders through complex transactions. Manage relationships with lenders, mortgage brokers, investment sales brokers, attorneys, appraisers, consultants, and other transaction professionals. Maintain clear ownership of transaction timelines, deliverables, and outcomes. What We're Looking For We are looking for someone who thinks like an owner and acts like a transaction leader. The ideal candidate doesn't simply monitor an asset and report its performance. They understand why value is changing, what can be done to increase it, when the market is offering an opportunity to monetize it, and how to execute that strategy. The successful candidate will be comfortable moving between: Property-level operating performance Financial modeling and valuation Real estate debt and capital markets Lender negotiations Investment strategy Disposition strategy Transaction execution Most importantly, this individual must have personally managed real estate refinancing transactions from initial analysis through closing. We are seeking someone who has been responsible for driving transactions. Qualifications 7+ years of progressive experience in real estate asset management, investment management, capital markets, acquisitions/dispositions, or a related field. Demonstrated full-cycle experience managing real estate refinancing transactions from initial underwriting through closing. Direct experience evaluating and executing real estate capital events. Strong understanding of real estate debt, capital structures, valuation, and investment returns. Demonstrated experience identifying opportunities to increase asset value and improve investment performance. Strong financial modeling and analytical skills, including advanced Excel proficiency. Experience with multifamily residential real estate strongly preferred; build-to-rent experience is a significant plus. Demonstrated ability to manage complex transactions involving multiple internal and external stakeholders. Strong negotiation, communication, and project-management skills. Ability to independently develop recommendations and drive execution without significant oversight. Bachelor's degree in Finance, Real Estate, Accounting, Business, or a related field required, Master's degree preferred. Success in This Role Success will be measured by the individual's ability to: 1. Grow asset value through strategic and operational initiatives. 2. Identify opportunities early and recognize when an asset is positioned for a refinance, recapitalization, or sale. 3. Make sound capital-event recommendations based on market conditions, asset performance, valuation, and investment objectives. 4. Execute transactions successfully —maximizing proceeds, optimizing terms, controlling costs, and driving transactions through closing. 5. Create a repeatable capital-event process that allows the platform to proactively manage the lifecycle of its growing portfolio.
