Job Description

Job Summary The Real Estate Development Financial Analyst (Analyst) will join the Development team and provide the quantitative foundation for evaluating, structuring, and executing large-scale commercial mixed-use real estate developments, including stadium-anchored districts. This role will primarily focus on real estate finance, development economics, financial modeling, underwriting, capital strategy, deal structuring, and investment decision support. Reporting directly to the leadership team, the Analyst will support projects from initial feasibility and underwriting through capitalization, transaction execution, construction-period monitoring, and project delivery. The role will collaborate with internal team members and external consultants, lenders, investors, appraisers, brokers, legal and tax advisors, public agencies, and development stakeholders. Strong attention to detail, financial judgment, communication, organization, and the ability to translate complex analyses into actionable recommendations are critical for success. This is an exceptional opportunity for motivated professionals with financial, technical, economic development, public-private partnership (P3), or market-analysis expertise to work on transformative, high-visibility projects in a dynamic and entrepreneurial environment. Responsibilities
  • Financial Modeling & Underwriting:
Build and maintain detailed project-level financial models; analyze development budgets, operating assumptions, cash flows, financing terms, sensitivities, and risk-adjusted returns.
  • Investment Structuring:
Evaluate debt and equity alternatives and support joint venture and capital stack structures, including preferred returns, equity waterfalls, promote structures, and other specialized capital.
  • Financial Due Diligence:
Coordinate and analyze financial due diligence materials, validate assumptions, identify key risks, and support transaction and investment recommendations.
  • Capital Strategy & Transactions:
Assist with capital planning, lender and investor materials, financing processes, term comparisons, legal and tax structuring analysis, and transaction closing support.
  • Reporting & Decision Support:
Prepare investment presentations, reports, scenario analyses, and clear recommendations for leadership, clients, capital partners, and other stakeholders.
  • Project Financial Monitoring:
Track project performance against approved budgets, schedules, funding plans, and return targets; update forecasts and communicate material variances. Qualifications
  • Entrepreneurial individual with strong work ethic, intellectual curiosity, sound judgment, and integrity.
  • Bachelor's degree in real estate, finance, accounting, economics, mathematics, business, or a related field; a master's degree is a plus.
  • 2+ years of relevant experience in commercial real estate development, acquisitions, investment analysis, underwriting, private equity, banking, or a related field.
  • Advanced Microsoft Excel and real estate financial modeling proficiency, including development cash flows, debt sizing, valuation, returns, sensitivity analysis, and partnership economics.
  • Strong understanding of real estate finance principles, capital markets, development economics, investment structures, and the development lifecycle.
  • Ability to synthesize complex quantitative information into concise written and verbal recommendations.
  • Excellent communication, organization, and attention to detail, with the flexibility to manage multiple priorities in a deadline-sensitive environment.
  • Ability to work collaboratively with internal teams, clients, consultants, lenders, investors, and other transaction stakeholders.
