Seeking an experienced Revenue Manager to lead revenue strategy across our growing portfolio of more than 250 vacation rental properties throughout Longboat Key, Siesta Key, Anna Maria Island and the surrounding Sarasota market. This is a key leadership position for someone who understands that revenue management is much more than changing nightly rates. We are looking for someone who can analyze performance, identify opportunities, build strategy and work closely with Reservations, Marketing and Operations to maximize the performance of each property and the portfolio as a whole. As we continue to grow, the Revenue Manager will also play an important role in evaluating prospective properties, preparing revenue projections and helping demonstrate the companies value to new and existing property owners. Key Responsibilities Develop and manage revenue strategy across RVA's vacation rental portfolio Monitor and optimize ADR, occupancy, RevPAR, booking pace, pickup, booking windows and length of stay Manage dynamic pricing and revenue management technology Establish pricing strategies by property type, location, season and demand patterns Analyze historical performance, current pace and future demand Identify underperforming properties and determine whether performance is being affected by pricing, restrictions, listing quality, reviews, positioning or other factors Develop strategies for need periods and shoulder seasons without relying unnecessarily on discounting Create and maintain appropriate competitive sets Monitor market conditions and competitor performance Develop separate strategies for luxury and high-revenue properties Establish regular portfolio and individual property revenue reviews Work closely with the Reservations Manager to improve booking conversion and identify missed revenue opportunities Coordinate with Marketing on campaigns designed around specific occupancy needs and booking periods Work with Operations and leadership when property condition, guest experience or owner decisions are affecting revenue performance Prepare revenue projections and competitive analyses for prospective properties Support homeowner acquisition efforts with credible, data-driven performance projections Help identify competitor-managed properties and communities where RVA may have a revenue advantage Provide clear performance reporting and recommendations to leadership Assist with owner reporting and conversations regarding property performance Evaluate revenue management technology, data platforms and integrations as RVA continues to improve its technology stack Help establish scalable revenue management processes as the portfolio continues to grow Ideal Candidate 2+ years of revenue management experience preferred Vacation rental, hospitality, resort or hotel revenue management experience strongly preferred Experience managing revenue across a sizable portfolio of properties or rooms Strong understanding of ADR, occupancy, RevPAR, pace, pickup, booking windows, length of stay and demand forecasting Experience with dynamic pricing and revenue management platforms Experience with competitive market data and benchmarking tools Familiarity with vacation rental PMS platforms and distribution channels Strong analytical and financial skills Comfortable working with large amounts of data and translating that data into clear decisions Able to balance automation with hands-on revenue strategy Strong communication skills and comfortable discussing performance with leadership and property owners Organized, accountable and capable of managing multiple markets and property types Comfortable challenging existing pricing strategies when the data supports a different approach
