Operations & Accounting Manager - Construction & Real Estate Lifestyle Remodeling | Omaha / Papillion, NEFull-Time | $65,000-$80,000 per year About the Position We are a locally owned group of businesses involved in residential remodeling, real estate, and a portfolio of 50+ residential rental properties. We're looking for a highly organized, numbers-oriented Operations & Accounting Manager who can become a key part of our growing businesses. This is not just a bookkeeping job. We're looking for someone who can handle accounting and financial administration while also helping coordinate residential remodeling projects, communicate with clients, schedule subcontractors, and make sure important details don't fall through the cracks. What You'll Do Accounting & Business Operations Maintain QuickBooks for multiple related businesses Reconcile bank and credit-card accounts Manage accounts payable and accounts receivable Coordinate payroll Track vendor and subcontractor invoices Maintain W-9 and 1099 information Maintain accounting for our rental-property portfolio Track remodeling project costs and profitability Monitor customer deposits, progress billing and outstanding receivables Prepare useful financial reports for ownership Coordinate financial information with our CPA Assist with insurance, banking and loan documentation Help develop better financial and administrative systems Remodeling Project Coordination You'll work directly with the owner to help move residential remodeling projects from proposal through completion.
Responsibilities may include:
Obtaining subcontractor and supplier bids Assisting with customer proposals Creating project budgets and schedules Building and maintaining project task lists Scheduling subcontractors and trades Coordinating material orders and deliveries Tracking customer selections Preparing and tracking change orders Monitoring project costs against budget Communicating schedules and updates to homeowners Following up with subcontractors, vendors and customers Occasionally visiting active projects Identifying problems before they become bigger problems You do not need to be a construction expert on day one. You do need to be organized, comfortable learning how construction projects work, and willing to take ownership. Who We're Looking For We're looking for someone who: Is exceptionally organized Is comfortable with numbers and financial information Has strong attention to detail Communicates professionally with customers Can manage multiple priorities without constant supervision Follows through without needing reminders Is comfortable speaking with contractors and subcontractors Can turn conversations and notes into schedules and actionable tasks Notices when something doesn't look right Enjoys creating systems and improving processes Is comfortable working both in an office and occasionally visiting project sites Takes ownership rather than waiting to be told what to do next Experience That Would Be Helpful Experience with any combination of the following is valuable: QuickBooks Bookkeeping or accounting Construction or remodeling Construction project coordination Job costing Property management Real estate Office management Accounts payable/receivable Business operations A CPA designation is not required. We don't expect one person to already know everything on this list. We're looking for someone with strong financial aptitude, organization, communication skills and the ability to learn quickly. Our Current Systems We currently use QuickBooks, Buildium and Trello, among other tools. We're open to improving our systems and want this person to help us build simple processes that keep projects, customers and financial information organized. What Success Looks Like We want to reach a point where: Every remodeling project has a clear schedule and task list Trades are scheduled before they need to be on site Clients receive regular communication Change orders and customer selections are tracked Project costs are current and accurate Bank and credit-card accounts are reconciled Receivables are followed up on Financial reporting is accurate and useful Important tasks don't depend on someone remembering them
Compensation & Opportunity Salary:
$65,000-$80,000 per year, depending on experience This position has the potential to grow into a significant leadership role within our companies.
