We are lean, owner-operated, and scaling — which means the person in this seat builds the financial infrastructure rather than inheriting it. About the role This is not a bookkeeping job. Every project we develop runs through its own entity, its own bank account, and its own joint-venture structure, and today all of it lives in spreadsheets. We are hiring a licensed CPA to take ownership of the entire financial operation — treasury, project-level accounting, lender draws, and tax strategy. The defining work of the first year is building the accounting and tax technology that will run this company. You will select the platforms, design the structure, migrate us off spreadsheets, and own the implementation end to end. It is the largest initiative on our roadmap, and whoever takes this role will be the person who decides how it gets done. Once that foundation is in place, the role opens into the investor-facing side of the business: forecasting, stress-testing deals, and helping procure funding. The technology initiative We are starting close to a blank page, which is the opportunity. We do not have a legacy system to work around, and we are not looking for someone to recreate what a previous employer did. We want someone who will assess what we actually need, evaluate what is available — including where AI tooling genuinely earns its place — and build a finance function that fits how this company operates.
What the build involves:
- Assess the current state and gather requirements across the parent company, every project entity, and both states
- Evaluate and select the accounting platform, along with the supporting stack: accounts payable automation, document management, draw and lien waiver tracking, and tax technology
- Design a chart of accounts that works across the parent entity and every project beneath it
- Build the intercompany and consolidation structure
- Migrate off spreadsheets — opening balances, historical data, and full reconciliation
- Integrate the platform with banking, project management, and our outside tax advisors
- Establish approval workflows, permissions, and internal controls appropriate to a company where every project carries its own bank account
- Stand up the recurring tax workflows: fixed assets and depreciation, 1099 filing, and K-1 support
- Document the processes and train the partners and project managers who will use them
- Own the roadmap, the budget, and the vendor relationships What you'll own day to day Treasury and entity management:
- Manage cash across project-level bank accounts and joint-venture structures
- Execute and track partner distributions
- Monitor covenant and personal-guarantee exposure so the company stays compliant
- Maintain the parent-and-project entity structure as new developments come online Project accounting:
- Categorize and code all activity by project — transaction volume is low, but the structure has to be exactly right
- Assemble and submit lender draw packages
- Collect and track lien waivers
- Track budgets against actuals and flag variances early
- Manage W-9 collection and 1099 tracking
- Coordinate with project managers on invoice intake and approvals
- Produce project-level and consolidated profit and loss reporting across both states Tax strategy:
- Bring forward ideas that reduce the company's overall tax burden
- Work with our outside tax advisors on planning, not only compliance
- Build tax considerations into how entities and deals are structured, before the fact rather than after
Forecasting:
- Forecast project profitability and consolidated company performance What this role grows into Once the financial infrastructure is built and running, this role moves toward the deal side of the business — building and stress-testing property models, participating in investor conversations, and supporting our funding efforts.

- Active CPA license
- Bachelor's or master's degree in accounting
- Direct experience with an accounting system implementation, migration, or significant process rebuild — as the owner, the project lead, or a core participant
- Strong command of Excel and financial modeling
- Real fluency in what current technology, AI tooling included, can do for a finance function, and the judgment to know where it belongs and where it does not
- The ability to build a process from nothing and then follow it
- Comfort with ambiguity. The systems do not exist yet, and you will be the one designing them.
- Precision and discretion. This role touches every account we have.
- Direct, low-ego communication. We are a small team and you will work with all four partners. Preferred

- Real estate development, construction, or joint-venture accounting experience
- Familiarity with multi-entity accounting platforms such as Sage Intacct, NetSuite, Yardi, or similar
- Familiarity with job costing, work-in-progress accounting, or lender draw processes
- Multi-entity or multi-state accounting experience
