Job Description
Development Associate / Financial Analyst Position Summary The Development Associate/Financial Analyst supports the company's in-house development and financial management teams in the creation, financing, development, and operation of affordable and workforce housing communities. This multifaceted position combines real estate development, financial analysis, project coordination, and administrative support. Working under the guidance of the development team, Controller, and Chief Financial Officer, this position assists with financing applications, project underwriting, property-level budgeting, financial reporting, market research, due diligence, and project management. The Development Associate/Financial Analyst will have the opportunity to participate in every phase of housing development-from initial opportunity analysis and financing through construction, occupancy, and ongoing property operations-while supporting the company's mission to deliver exceptional housing solutions to those in greatest need. Essential Duties and Responsibilities Development and Project Coordination Serve as an administrative resource for the development team by managing documentation, coordinating meetings, maintaining project information, and facilitating communication among internal team members and external stakeholders. Assist with the preparation and submission of financing and development applications. Coordinate due diligence activities with internal team members, consultants, investors, lenders, state agencies, and other third-party partners. Assist with project underwriting, financing assumptions, development budgets, and other financial components of proposed developments. Support zoning and land-use applications, market research, site evaluation, and real estate due diligence to help identify and evaluate development opportunities. Assist in creating and maintaining development schedules, budgets, checklists, and other project-tracking tools. Monitor project deadlines, deliverables, and outstanding items and communicate updates to the appropriate team members. Help address unforeseen project issues and support the development team in navigating challenges throughout the development process. Provide administrative project-management support related to communications with state agencies, consultants, vendors, and other third parties. Maintain organized and accurate electronic and physical project records. Provide comprehensive administrative and operational support to improve the efficiency of the development process. Financial Analysis and Reporting Assist with the creation and maintenance of IMC property-level operating budgets. Assist in preparing monthly financial packages and reports for investors, lenders, equity partners, government agencies, and other stakeholders. Prepare comparative property-performance reports for on-site property managers, regional managers, and senior management. Track and report financial and operational information, including rent collections, occupancy, accounts receivable, and accounts payable for each property. Assist the Controller and Chief Financial Officer with spreadsheets, budgets, financial analyses, and other reporting needed to meet lender, investor, equity partner, and agency covenants and deadlines. Assist the Chief Financial Officer and development team in preparing financial information for development financing packages and applications. Help create and maintain spreadsheets and tracking systems for maintenance requests, service and repair items, post-construction follow-up items, and other property-related matters. Assist with completing insurance forms and maintaining accurate records of policy information and expiration dates. Review financial and operational data for accuracy, completeness, and consistency before distribution. Help maintain reporting calendars and ensure required financial information is completed and submitted by established deadlines. General and Corporate Support Collaborate with development, accounting, property management, construction, and other company personnel as needed. Communicate professionally with lenders, investors, government agencies, consultants, vendors, property-management personnel, and other external stakeholders. Protect confidential company, financial, employee, resident, and project information. Assist with special projects and process-improvement initiatives as assigned. Perform other corporate, administrative, and office-support duties as needed to support the company's operations. Perform other duties as assigned by the development team, Controller, Chief Financial Officer, or senior management.
