We are a balance sheet lender providing fast, reliable financing to real estate investors, developers, and operators across the US. Our core product is short-term, asset-backed lending secured by residential property, including fix-and-flip, bridge, and transitional loans. We are a business that is scaling, led by a founder with a track record of building multi-billion-dollar AUM lending businesses. This is an opportunity to join F2 Finance at an important stage of growth, working directly with the senior team and helping build the platform as we ramp up. We are now building F2 Finance into a major US real estate lending platform, with a focus on speed, disciplined underwriting, strong borrower service, and technology-enabled execution. As part of this, we are developing our own internal AI underwriting and loan processing system to help us manage pipeline, improve accuracy, reduce manual work, and scale the business efficiently. We are looking for an experienced Assistant Underwriter to join our team in Santa Monica. Requirements We are looking for someone with direct experience in loan processing and/or underwriting, ideally in private lending, hard money lending, residential bridge lending, fix-and-flip lending, DSCR lending, or a similar real estate lending environment. You will support the underwriting and processing of residential bridge loans from initial submission through approval, closing, and file handoff. You will help review borrower information, assess property collateral, manage deal checklists, prepare underwriting materials, coordinate diligence, and keep files moving through the pipeline. This is a hands-on role in a fast-moving lending business. The right person will be detail-oriented, commercially aware, organized, and comfortable working across multiple live loan files at once. You will also play an important role in helping us build, test, and improve our internal AI underwriting and processing system. We are looking for someone who is comfortable using AI tools, interested in how technology can improve lending operations, and willing to help us iterate systems that drive efficiency, accuracy, and scale. Responsibilities Loan processing and underwriting support Review new loan submissions and organize borrower, broker, and property information. Assist with underwriting residential bridge, fix-and-flip, and investor property loans. Review borrower experience, credit, liquidity, entity documents, background information, and transaction rationale. Review property information, appraisals, broker price opinions, comparable sales, market data, leases, insurance, title, payoff statements, and other diligence materials. Help calculate and verify key loan metrics, including LTV, LTC, borrower equity, reserves, payoff amounts, and exit strategy. Identify missing items, inconsistencies, red flags, and deal risks early in the process. Prepare concise underwriting summaries, loan notes, and approval materials. Pipeline and closing coordination Manage loan file checklists and ensure required documents are requested, received, reviewed, and organized. Coordinate with loan officers, borrowers, brokers, title, escrow, insurance providers, valuation providers, and other third parties. Track open conditions and follow up consistently to keep files moving toward closing. Ensure deal information is complete, accurate, and consistent across internal systems. Support the handoff from underwriting to closing, including final condition tracking and file preparation. Assist with post-closing file review and internal recordkeeping. AI systems and process improvement Use our internal AI underwriting and processing tools to manage pipeline, review information, and improve file accuracy. Help test, refine, and improve AI-driven workflows, checklists, prompts, and underwriting outputs. Work with the team to identify bottlenecks, reduce manual work, and improve turnaround times. Provide practical feedback on how our AI systems can better support real-world underwriting and processing. Help build repeatable, scalable processes as F2 Finance ramps up loan volume. Requirements Direct experience in loan processing and/or underwriting. Experience in private lending, hard money lending, residential bridge lending, fix-and-flip lending, DSCR lending, mortgage lending, or real estate finance. Ability to work in-office in Santa Monica, California. Strong understanding of loan files, borrower documents, property diligence, title, escrow, insurance, payoff statements, and closing conditions. Excellent attention to detail and ability to identify missing information, inconsistencies, and risk factors. Strong organizational skills and ability to manage multiple active files at once. Clear written and verbal communication skills. Comfort working with spreadsheets, loan systems, CRMs, and structured data. Familiarity with AI tools and willingness to use AI systems as part of day-to-day work. High integrity and discretion when handling borrower, broker, and financial information.
