Job Description

The Opportunity Join our dynamic team as an Escrow Officer and become a vital part of the homeownership journey in our Greenwood office! In this energetic role, you will oversee the escrow process from start to finish, ensuring smooth and accurate transactions for buyers, sellers, lenders, and real estate professionals. Your expertise will facilitate seamless closings by managing all escrow activities with precision, professionalism, and a customer-focused approach. This is a full-time, on-site position. What You'll Be Responsible For Managing the real estate closing process from contract through funding for residential and commercial transactions Reviewing purchase agreements and lender instructions to ensure all conditions are satisfied prior to closing Preparing and reviewing Closing Disclosures, ALTA settlement statements, and all closing documents for accuracy Collecting, verifying, and disbursing all funds including earnest money, loan proceeds, payoffs, and seller proceeds Reading and interpreting title commitments and identifying exceptions requiring resolution Working with processors to assist in clearing title issues including outstanding liens, judgments, unpaid taxes, and encumbrances Coordinating with underwriters on curative matters and complex transactions Maintaining and reconciling escrow trust accounts in full compliance with Indiana regulations and underwriter requirements Preparing deeds, affidavits, and conveyancing documents Ensuring proper post-closing procedures including recording, policy issuance, and 1099-S reporting Coordinating all parties to the transaction — buyers, sellers, lenders, and real estate agents — with clear, professional communication throughout What We're Looking For Minimum 3-5 years of escrow closing experience in a title insurance environment — required Strong working knowledge of title commitments, title curative procedures, and underwriter requirements Thorough understanding of
TRID/RESPA
compliance and Indiana recording requirements Experience with both residential and commercial closings preferred Proficiency with title production software — SoftPro, RamQuest, Qualia, or similar Exceptional attention to detail and the ability to balance multiple files simultaneously under deadline pressure Strong math skills — settlement statements must balance to the penny, every time Professional, composed communication with all transaction parties Indiana Title Insurance Producer license preferred or ability to obtain
Compensation & Benefits Salary:
