This position will be responsible for helping Tigon Golf Carts evaluate financing opportunities, communicate with banks and lenders, prepare loan packages, negotiate financing terms, and move commercial real estate transactions from initial financing discussions through closing. The ideal candidate understands commercial real estate lending, commercial mortgages, underwriting, loan structures, interest rates, APR, down payments, collateral, debt service, closing requirements, and lender processes . This is a hands-on position for someone who can take ownership of the financing process and aggressively follow up with lenders to keep transactions moving. Primary Responsibilities Work directly with ownership to identify and secure financing for commercial real estate acquisitions. Develop and maintain relationships with local, regional, and national banks and commercial lenders. Contact lenders to determine available commercial mortgage programs and financing options. Request and compare interest rates, APR, loan terms, amortization periods, down payment requirements, fees, collateral requirements, and closing costs. Review potential properties and determine appropriate financing structures. Assist ownership in determining how much capital should be financed versus invested as a down payment. Prepare and organize commercial loan applications and lender packages. Gather financial statements, tax returns, bank statements, property information, purchase agreements, leases, business financials, and other documents required by lenders. Communicate directly with loan officers, underwriters, credit departments, appraisers, title companies, attorneys, and closing agents. Track every financing request from application through underwriting, approval, documentation, and closing. Follow up aggressively with lenders to prevent financing delays. Identify missing documents or underwriting issues and work to resolve them quickly. Review loan proposals and commitment letters and provide ownership with clear comparisons. Help negotiate favorable loan terms when possible. Monitor appraisal, environmental, title, insurance, survey, and other lender requirements. Coordinate with the Commercial Real Estate Acquisition & Zoning team to ensure financing timelines match acquisition and zoning timelines. Communicate financing risks, delays, conditions, and required actions to ownership. Maintain accurate records of all lenders, loan applications, proposals, approvals, documents, deadlines, and closing requirements. Build a lender database showing contacts, loan programs, rates, terms, geographic coverage, and previous Tigon transactions. Help establish long-term banking relationships for Tigon Golf Carts as the company continues to expand. Assist with refinancing, construction financing, equipment financing, lines of credit, and other commercial funding opportunities as needed. Other duties as needed How This Position Works With the Real Estate Team The Loan Officer will work closely with the Commercial Real Estate Acquisition & Zoning Coordinator . The real estate team identifies properties, evaluates zoning, works through municipal approvals, and moves the property toward acquisition. The Loan Officer does not have final decision or approval during the process. The Loan Officer becomes heavily involved in the financing side , helping determine whether the property can be financed, what financing structure makes the most sense, which lender should be approached, and what is required to get the transaction closed. The Loan Officer will provide ownership with a clear answer to: Required Qualifications Commercial lending or commercial real estate finance experience required. Experience with commercial mortgages and commercial real estate transactions. Strong understanding of commercial loan underwriting and lender requirements. Understanding of interest rates, APR, amortization, loan-to-value ratios, debt service coverage, down payments, collateral, fees, and closing costs. Strong financial and analytical skills. Excellent communication and negotiation skills. Highly organized with strong attention to detail. Comfortable managing multiple loans and transactions simultaneously. Strong computer skills, including spreadsheets, email, document management, and financial software. Comfortable communicating directly with bank executives, loan officers, underwriters, attorneys, title companies, appraisers, and ownership. Extremely persistent and comfortable following up repeatedly to keep transactions moving. Able to work independently and take ownership of open financing projects.
