That includes preparing settlement statements, coordinating with lenders, agents, buyers, and sellers, clearing the path to Clear to Close, conducting the signing, and making sure the file funds and disburses correctly. You will work alongside our processing and title teams to resolve issues before they become closing delays. What you will do Prepare and balance settlement statements and CDs, including tax and utility prorations Read, understand, and follow lender closing instructions, and input lender figures accurately Order, track, and review payoffs, estoppel letters, HOA dues, utility bills, and tax information Conduct closings and walk buyers and sellers through their documents with confidence Coordinate with lenders, real estate agents, attorneys, investors, and wholesalers to keep files on schedule Work with the title department to resolve curative issues before they threaten the closing date Document calls and emails in the file so anyone can pick it up and know where it stands Follow our wire fraud prevention and verification procedures without exception Balance, fund, and disburse files accurately and on time Explain closing documents with buyers and sellers. What you need 2+ years in title, escrow, or settlement, with hands-on experience closing purchase transactions Working knowledge of settlement statement preparation, prorations, and balancing a file Comfort making outbound calls to lenders, taxing authorities, HOAs, and payoff departments Strong written communication and organization in a paperless, high-volume environment Nice to have Experience with Qualia and Qualia Connect Experience with investor, wholesale, assignment, or double closing transactions Multi-state experience in Tennessee, Georgia, or Kentucky Active notary commission, or willingness to become commissioned (we will cover the cost)
