The Mortgage Servicing Specialist II is responsible for the accurate and timely administration of mortgage loans throughout the servicing life cycle. The position performs advanced escrow administration, investor reporting and accounting, insurance and collateral administration, loan maintenance, month-end processing, quality control, member support, and vendor coordination. What you'll do: Own periodic escrow analysis activities, including compiling and validating data, reviewing loan-level results, coordinating statement and letter files, updating payment amounts, and resolving member questions regarding shortages, surpluses, and payment changes. Administer property tax processing, including audit files, tax data imports, county-level balancing, exception correction, funding, payment tracking, and timely resolution of discrepancies. Process and reconcile daily mortgage activity across FICS, Symitar, Freddie Mac, lockbox, Mortgage Accountant, custodial accounts, and general ledger records, including rejected payment exceptions, manual payment posting, payoffs, and file-note or reporting requirements. Monitor, track, and maintain homeowners and flood insurance coverage; coordinate with members, insurers, and service providers to resolve missing, expired, inadequate, or conflicting coverage information. Board new mortgage loans and deboard paid-off or transferred loans in FICS and Symitar; perform servicing file maintenance for modifications, payoffs, releases, adjustable-rate changes, and other approved account updates. Provide timely, accurate, and professional assistance to members regarding payments, escrow, insurance, payoffs, account changes, and other servicing matters; take ownership of inquiries through complete resolution. Perform quality control reviews and monitor recurring reports and exceptions to identify and correct servicing errors, documentation gaps, data integrity concerns, and process deficiencies before they create member, financial, investor, or regulatory impact.
Qualifications/Experience Required:
High school diploma or equivalent required Associate's degree in business, accounting, finance or related field preferred Three to four years of mortgage servicing, mortgage operations, loan administration, or closely related financial institution experience required Working knowledge of mortgage servicing practices and requirements, as well as primary mortgage regulations, including RESPA, Reg X, TILA, Reg Z, TRID, FDPA, and FCRA Proficiency with Encompass, FICS Mortgage Servicing, Microsoft Excel, and Microsoft Office applications Escrow administration, investor reporting, insurance servicing, mortgage accounting, or reconciliations experience preferred Exceptional accuracy and attention to detail Strong analysis and problem-solving skills Effective written and verbal communication About Heritage Federal Credit Union Heritage Federal Credit Union is a full-service financial institution with over $1 billion in assets and serves more than 65,000+ members in Gibson, Posey, Warrick, Vanderburgh, Daviess, Knox, Spencer, Pike, Perry, Crawford, Clark, Floyd, or Harrison Counties in Indiana; or Henderson, Daviess, Hopkins, Hancock, Ohio, McLean, Webster, Union, or Crittenden Counties in Kentucky; or Lawrence, Wabash, White, Gallatin or Hardin Counties in Illinois.
