Full-Time Position Summary The Commercial Processor is responsible for managing files through the entire closing process, from order opening to funding and post-closing. Processing files involves managing all tasks, ensuring compliance with instructions from all parties, underwriting guidelines, state and federal laws, as well as meeting Title Connect's (TC) requirements. Stay ahead of potential issues to ensure a smooth and timely closing, working closely with customers and coworkers. Utilizes available resources to effectively support this role and ensure a smooth, efficient closing process. Proficiency with Qualia and other relevant software is needed as well as a solid understanding of TRID regulations. A proactive approach and the ability to work well as part of a team are key, with a strong focus on getting transactions closed efficiently while finding solutions to any challenges that arise. Essential Functions Communication Communicates with all parties through the entire transaction. Guides the Transaction Coordinators Follows up with agents for outstanding requirements. Works proactively with lender in anticipation for clear to close. Works with internal underwriters to clear any requirements. Compliance Ensures the file is in compliance with underwriter and company standards. Executes Qualia file accordingly to company best practices. Marks up commitment and clears title to underwriter specifications. Complies with and executes lender instructions. Funding Funds the file according to Lender and Company Best Practices. Verifies wire instructions and certified checks. Disburses file according to agreements and lender instructions. Ensures the file balances before ANY funds are disbursed. Ensures all deposited funds are good funds — cleared by our bank. Preparation Preps file(s) to close within 1-2 weeks of commitment completed. Works with all parties and internal staff and resources to bring the file to closing. Keeps the file moving on a steady pace toward the Closing date. Skills Required Verbal and written communication skills to obtain and exchange factual and technical data. Write, review and edit complex correspondence to foster customer dialog, and to diplomatically explain and resolve sensitive issues. Interpersonal skills to initiate and develop productive working partnerships with all levels of the organization. Cooperation and achievement and to confer with external organizations and individuals regarding title insurance issues and industry practices. Analytical skill and judgment to analyze complex and unique title insurance issues. Provide recommendations for questions or concerns. Comprehensive knowledge of legal and regulatory requirements related to the title insurance industry and trends. Working knowledge of the Microsoft Office suite (e.g., Excel and Word) and Google Business suite. Required Qualifications and Experience High school diploma or equivalent. 1-3 years of experience in title, escrow, or document recording. Strong knowledge of real estate documents and recording processes. Familiarity with eRecording platforms and county filing systems. Excellent organizational and time management skills. High level of accuracy and attention to detail. Strong written and verbal communication skills. Proficiency in Microsoft Office and title software (e.g., SoftPro, Qualia, RamQuest). Preferred Qualifications and Experience Prior work in a title company, escrow office, or law firm. Familiarity with ALTA settlement procedures. Proficiency with Qualia and a solid understanding of TRID regulations. Physical and Mental Demands Ability to regularly stand, talk, bend, stretch, pull or push and lift items. Ability to frequently communicate with clients and co-workers. Must be able to exchange accurate information in given situations. Specific vision abilities required by this job include close vision, depth perception, and the ability to adjust focus. Some travel is required in order to process those transactions outside of our office(s).
