Not applicable Summary The Mortgage Loan Processor is responsible for managing residential mortgage loan files from receipt of a complete application through underwriting, closing, and funding. This position works closely with borrowers, Loan Officers, Underwriters, Funders, vendors, and internal operations teams to ensure loans are processed accurately, efficiently, and in accordance with company, investor, state, and federal requirements. The ideal candidate will have strong mortgage origination and processing experience, with demonstrated knowledge of FHA loan guidelines and mortgage processing procedures. This role requires excellent attention to detail, organization, communication, and the ability to manage multiple loan files and deadlines in a fast-paced environment. Essential Functions

  • Review loan applications and supporting documentation for completeness, accuracy, and consistency; reconcile application information with the loan origination system (LOS).
  • Collect, review, and verify borrower documentation, including income, assets, employment, debts, credit, appraisal, title, and other documentation required for loan approval.
  • Process residential mortgage loan files, with a primary focus on FHA loans, from application through closing and funding.
  • Evaluate credit histories and supporting financial documentation as part of the loan processing and approval process.
  • Prepare complete and accurate loan files for submission to Underwriting and ensure all required documentation is obtained and properly documented.
  • Work closely with Loan Officers, Underwriters, Funders, and other internal teams to move loans through the pipeline within established company timelines.
  • Review underwriting findings and conditions and coordinate the collection of required documentation to clear conditions and keep loans moving toward closing.
  • Prepare loan files and documentation for closing and funding, ensuring all required items have been received and properly reviewed.
  • Maintain ongoing communication with borrowers regarding loan status, outstanding documentation, conditions, and next steps.
  • Order and coordinate required third-party services and loan documentation, including title, appraisal, credit, and other applicable items.
  • Monitor loan status, notes, conditions, and deadlines through the company LOS and investor systems.
  • Ensure loan documentation and processing activities comply with company policies, investor requirements, FHA guidelines, and applicable federal and state laws and regulations.
  • Maintain compliance with HMDA and other applicable mortgage lending requirements.
  • Utilize mortgage origination software and other technology to efficiently process and manage loan files.
  • Assist with additional loan processing activities as needed, which may include pulling credit, running AUS/DU, providing disclosures, requesting rate locks, and other activities necessary to move loans through the process.
  • Identify missing, inconsistent, or potentially problematic documentation and proactively communicate issues to the appropriate parties.
  • Maintain accurate and timely loan file documentation throughout the processing cycle.
  • Meet established production, quality, and turnaround-time expectations.
  • Maintain current knowledge of mortgage lending regulations, investor requirements, FHA guidelines, and industry practices through ongoing education and professional development.

  • Minimum of 2 years of residential mortgage loan processing experience; 3+ years preferred.
  • Experience processing mortgage loans in a Retail Mortgage environment preferred.
  • Demonstrated experience processing FHA loans and knowledge of FHA loan guidelines.
  • Understanding of the mortgage loan lifecycle, including processing, underwriting, closing, and funding.
  • Experience with mortgage origination software/LOS platforms.
  • Strong understanding of loan documentation, credit, income, assets, employment, appraisal, and title requirements.
  • Knowledge of federal and state mortgage lending requirements and compliance standards.
  • Strong computer skills, including proficiency with Microsoft Office applications.
  • Fast and accurate data-entry and document-management skills.
  • Strong organizational and time-management skills with the ability to prioritize multiple files and deadlines.
  • Excellent verbal and written communication skills.
  • Strong customer service skills and the ability to build effective relationships with borrowers and internal and external business partners.
  • High level of attention to detail, accuracy, follow-through, and confidentiality.
Preferred:

Experience processing Conventional, VA, and/or USDA loans. Current VA processing experience is a plus. Experience with automated underwriting systems, including DU/LP. Experience working in a high-volume mortgage environment. Education and Experience High school diploma or equivalent required; additional education in business, finance, mortgage lending, or a related field is a plus. A minimum of 2 years of residential mortgage processing experience is required, with 3 or more years preferred. Candidates must demonstrate a working knowledge of mortgage processing, underwriting, closing, and funding procedures, with particular emphasis on FHA loan requirements.
