About Funding Door Funding Door is a private mortgage lender based in New Jersey, specializing in flexible financing solutions for residential real estate investors including DSCR, Bridge, New Construction, and Vacation Rental loans. We've built a scalable lending platform grounded in credit quality, certainty of execution, and white-glove service, with a genuine focus on long-term relationships over volume. We're a small, experienced team in growth mode, and every person we hire plays a meaningful role in how we operate and scale. About The Role The Transaction Coordinator will serve as a core member of Funding Door's operations team, primarily responsible for managing loan files from application to closing. This role demands sharp organizational skills and close attention to detail. Beyond pipeline management, the Transaction Coordinator will serve as a key point of contact for retail borrowers and wholesale business partners, requiring strong communication skills and a customer-first mindset. This individual will manage competing priorities while consistently meeting company SLAs. As a startup, our team operates lean and moves fast. The ideal candidate is comfortable with ambiguity, willing to learn new functions as the business evolves, and brings a roll-up-your-sleeves attitude across any area of the loan origination process where they can add value. Essential Role Functions
- Coordinate loan files through all stages of the transaction, from intake through closing
- Track outstanding conditions and documentation, ensuring timely follow-up with all parties
- Communicate with retail borrowers and wholesale loan originators via phone and email while upholding exceptional customer service standards
- Manage loan pipeline and deal status, proactively flagging bottlenecks or delays
- Coordinate with underwriting, closing, and operations teams to keep files moving toward close
- Maintain all company SLAs without sacrificing accuracy or quality
- Support other functions across the loan origination process as needed, including areas outside of a traditional transaction coordinator scope
- Help identify opportunities to streamline internal processes as the company scales Qualifications
- Bachelor's Degree
- 1-3 years of mortgage underwriting, real estate transactions, or a related coordination role preferred
- Comfortable operating in ambiguous or undefined environments and willing to learn new roles as needs shift
- Startup or small-team experience in a high-growth environment preferred
- Ability to work independently and collaboratively in a fast-paced environment
- Strong verbal and written communication skills, with confidence speaking to both individual borrowers and business clients
- Highly organized with strong follow-through and attention to detail
- Able to perform under pressure and meet deadlines
- Team player with a strong commitment to customer service
- Able to work a hybrid schedule (2-3 days/week in our Iselin, NJ office)
