We advise owners, investors, and occupiers on the decisions that move their balance sheets. We're a young firm, deliberately. Both principals built their careers inside larger platforms and came away with a clear view of what those platforms do well and what they don't. Ironmark is our answer to the second part. Where Strategy Meets Structure. That's how we advise clients, and it's how we build advisors. Who This Is For We're hiring on both ends of the experience curve, and we're not pretending those are the same conversation. If you're an established producer: You already know how to do this. What you may not have is a split that reflects it, a firm that moves at your speed, or a platform where you're not competing internally for the same accounts. You'd own your market, keep your relationships, and deal directly with the two people who make every decision here. No committee, no regional approval, no politics. If you're earlier in your career or coming from another industry: You'd learn this business alongside two SIOR-designated principals who are actively producing — not from a training deck. Real assignments, real clients, from the start. The technical craft is teachable. We teach it well. Both paths are real. Neither is the backup plan. Why Now Matters We're early in our build, and industrial is where we're concentrated first. The advisors joining now aren't slotting into a finished org chart — they're helping draw it. Real market ownership, direct access to every decision at this firm, and upside that compounds as the platform grows rather than getting absorbed into it. The Treasure Coast — Martin, St. Lucie, and Indian River — is one of the least-covered industrial markets in Florida relative to its growth. Ownership is largely private, relationships run deep, and there's no dominant advisory presence. It rewards someone willing to work a corridor rather than a single city and to build real local standing. We're adding one advisor to own the Treasure Coast. The Work You own a territory and you run a practice inside it — not a function. At larger firms, advisors get siloed. You do leasing, or you do investment sales, or you're the analyst who never sees a client. Here, you work the entire continuum: sourcing, running requirements, pitching, marketing, negotiation, transaction management, closing. That breadth is how advisors actually get good, and it's why our people become the person owners in their market call first. Own a defined industrial territory and know it better than anyone — the buildings, the owners, the tenants, who's growing, who's quietly looking to exit Build and hold the relationships: owners, investors, occupiers, and the broker community Run live assignments across investment sales, leasing, exchanges, and capital markets Advise clients directly on decisions that carry real consequences Carry deals through closing, not hand them off at the LOI We're not a platform that hands you a login and wishes you luck. Both principals are working brokers with active assignments — same work, same market, same days. Working With the Principals You'll work with Matt Phillips, SIOR and Troy Schaafsma, SIOR — directly, on live assignments. For experienced advisors, that means a peer relationship: deal strategy, pricing conversations, structuring problems, a second set of eyes when you want one and autonomy when you don't. Decisions get made in a phone call, not a quarterly review. For advisors building their foundation, it means learning from people currently in the market, on current deals, with immediate feedback rather than scheduled coaching. We lead by example. That only means something if the people saying it are still in the market. We are. Built on Rosey Ironmark runs end-to-end on Rosey, our proprietary platform. Not a CRM with add-ons — the entire brokerage continuum in one system: outbound activity, running requirements, pitching, marketing, transaction management, closings, and accounting. Automated at every step where automation makes sense. The difference is that we own the whole stack. When something needs to change, we change it — not next quarter, not after a vendor roadmap review, not never. If an advisor tells us a workflow is broken, that's a conversation and then it's fixed. We also meet advisors where they want to be met. Some people want everything systematized. Some want to work their own way and use the platform for what it's good at. Both work here. Compensation This is a 100% commission, independent contractor (1099) opportunity. There is no base salary. That structure is deliberate — it's what lets us pay splits that larger platforms structurally cannot.
