Role Overview We are seeking a full-time Property Turnover Specialist to join our team in Gilbert, AZ. In this role, you will coordinate the turnover and make-ready process for rental properties between tenants. You will work closely with property managers, vendors, maintenance technicians, and other team members to ensure properties are repaired, cleaned, and ready for the next resident as quickly and efficiently as possible. Key Responsibilities Coordinate the turnover process for properties after tenants move out Review property condition reports and identify required repairs, cleaning, and maintenance Schedule and coordinate vendors, contractors, and maintenance technicians Create and monitor turnover work orders from start to completion Follow up with vendors and technicians to ensure work is completed on schedule Inspect completed work to ensure it meets quality standards Communicate updates and timelines to property managers and other team members Obtain and compare vendor estimates and help ensure work is completed within budget Track turnover progress and maintain accurate records and documentation Take photos and document property conditions before and after work is completed Identify delays or issues and proactively find solutions to keep turnovers on schedule Ensure properties are fully rent-ready before being turned over to the property management team Perform other duties as assigned Job Requirements At least 2 years of experience in property management, property maintenance, make-ready, construction coordination, or a related field Experience coordinating maintenance, vendors, contractors, or service providers Working knowledge of residential property repairs and maintenance Strong organizational and time-management skills Excellent written and verbal communication skills Strong attention to detail and ability to follow through on multiple tasks Strong problem-solving skills and the ability to handle unexpected issues Comfortable communicating with property managers, vendors, technicians, and residents Quick learner with the ability to adapt to new technology, software, and systems Experience with property management or work-order software is a plus Must be available Monday-Friday, 8:00 AM-5:00 PM, reporting daily to the Gilbert office Participation in an on-call rotation may be required, depending on business needs. $22.00 - $30.00 per hour Expected hours: 40.0 per week
