Job Description

Owner's Management Company seeks a resourceful, community-minded team member for affordable community in Milford, DE. This property consists of 146 units. The primary responsibility will be to promote and market the property and house the units following the Tenant Selection Plan. The leasing agent will be responsible for all required elements of the leasing role following HUD Regulations in the 4350.3. From time to time, the Occupancy Specialist may be asked to assist with other tasks in the rental/business office. On a daily basis, the Occupancy Specialist may be conducting interviews, processing paperwork, interacting with various vendors and agencies, and assisting with leasing and administrative tasks. Our industry is currently implementing HOTMA regulations. HOTMA regulations are effective July 2025 and the industry will learn and apply these changes together. Prospective applicant should be able to accept and apply change. Specific duties include, but are not limited to: Maintain the waitlist following the Tenant Selection Plan Process all required certifications, annuals, interims, move out's, etc. Run all required EIV reports, per our EIV policy, follow-up as necessary Maintain the required Master Binder Maintain all resident files Participate in MOR (Management Occupancy Reviews) Review monthly reports and resolve outstanding items as needed Review the delinquency and prepaid report and collect rents Attend meetings with the home office compliance staff
Specific Qualifications :
Must have previous leasing experience - Section 8 and/or Low Income Housing Tax Credit experience is suggested but NOT required. A COS certification will be necessary. Not Necessary to start but will need to obtain within 3 months of hire. Proficiency with computers - knowledge of Real Page property management software is a plus but not required. Microsoft Word, Excel, etc. Must be detailed oriented Must be able to prioritize work and meet deadlines Must be able to critically and apply HUD regulations Must have a team player/community outlook
