About Next Door Home Watch Next Door Home Watch is a locally owned professional home watch company serving seasonal and part-time homeowners throughout Flagler and St. Johns counties. Our clients trust us with something significant: access to their homes while they're hundreds or thousands of miles away. We conduct scheduled Home Watch visits, document the condition of each property with detailed reports and photos, help coordinate vendors when problems arise, and serve as a reliable local point of contact for homeowners who aren't here. We're growing and hiring our first part-time Home Watch Field Specialist . What the job looks like This is an independent, field-based position. You'll drive a scheduled route to client homes, enter properties using company-managed keys/access information, complete a structured Home Watch visit using our mobile app, document what you see, and escalate anything that needs attention. You are not expected to be a contractor or repair technician. Your job is to notice, document, communicate, and follow the process .

A typical day may include:

Completing scheduled interior and exterior Home Watch visits Checking for visible water leaks, moisture, HVAC problems, pests, unusual odors, security concerns, exterior damage, landscaping issues and other property-specific conditions Taking clear photos and completing detailed digital visit reports Following customized checklists and instructions for individual homes Identifying unusual conditions and promptly escalating concerns Meeting HVAC technicians, plumbers, landscapers and other vendors at client properties Providing access to vendors and supervising or documenting work when requested Handling keys, garage access, alarm systems and other sensitive property information Picking up or forwarding mail, receiving packages and completing occasional client errands Performing reasonable routine household tasks that do not require specialized tools or licensing Communicating professionally with clients and vendors using an NDHW-provided company phone Accurately tracking work time, business mileage and additional services through the NDHW app Assisting with occasional storm-related or urgent property checks when additional hours are available Schedule This position begins with a guaranteed minimum of 6 paid hours per week . You'll choose a regular route day between Tuesday and Saturday , and that will become your consistent workday each week. Additional hours may be available for vendor appointments, errands, route coverage, storm checks and other client needs. Importantly, this is not an on-call 24/7 position , and employees are not expected to monitor customer communications while off the clock. However, as NDHW grows, there may be opportunities for additional hours and responsibilities. Compensation and equipment Pay is $20-$24 per hour , depending on experience and fit. This is a W-2 employee position , not an independent-contractor position. Employees will use their own personal vehicle to travel between assigned client properties. Business mileage between assigned work locations is reimbursed at $.45 per mile . NDHW will provide a company iPhone, software/app access, branded work shirts, and any other equipment necessary to perform Home Watch visits. 4 weeks of paid training / ride-alongs will be provided before you begin completing routes independently. Who we're looking for Home Watch experience isn't required. Reliability, judgment, attention to detail and trustworthiness are much more important. You may be a strong fit if you: Are exceptionally dependable and punctual Notice small details that other people miss Are comfortable working independently without someone looking over your shoulder Communicate clearly and professionally Can follow a detailed process while still using good judgment when something unexpected occurs Are comfortable using an iPhone, mobile apps, taking photos and writing short reports Treat other people's homes, privacy and personal information with discretion and respect Are comfortable interacting with homeowners, contractors and service providers Have a basic familiarity with homes and household systems such as HVAC, plumbing and water shutoffs, or are willing to learn Requirements Applicants must have a valid driver's license, a safe and reliable personal vehicle, current auto insurance, and the ability to drive throughout our service area of St Johns and Flagler County. Because this position involves unsupervised access to client homes, employment is contingent upon satisfactory criminal background and motor vehicle record checks . The position also requires regular walking around residential properties, climbing stairs, working outdoors in Florida weather, and occasionally handling packages or other normal household items. Our Service Area Next Door Home Watch is based in Palm Coast and serves customers throughout Flagler and St. Johns counties, including Palm Coast, Flagler Beach, St. Augustine, Vilano Beach, Ponte Vedra, Nocatee and surrounding communities. Home Watch is built on trust. Our customers aren't hiring someone simply to walk through a house and check boxes. They're trusting us to notice when something isn't right, document it accurately, communicate clearly and take the appropriate next step. We're looking for someone who takes that responsibility seriously and wants flexible, professional part-time work with a growing local company.

$20.00 - $24.00 per hour Expected hours: 6.0 - 10.0 per week
