Job Description

Company Overview CRM Properties is a rapidly growing property management company serving Kokomo, Indianapolis, and surrounding areas. We manage approximately 800 rental units, including single-family homes and multi-family properties. We're a fast-paced, team-driven company focused on providing great service to our residents and clients while protecting the condition and long-term value of the properties we manage. Position Overview We're looking for a Property Compliance & Field Specialist to serve as a key boots-on-the-ground member of our Property Management team. This position is approximately 75% field-based and 25% office-based. The majority of your week will be spent traveling throughout our portfolio conducting scheduled property evaluations, with office time dedicated to documentation, scheduling, follow-up, and team communication. Your primary focus will be evaluating occupied rental properties to ensure residents are caring for the home in accordance with their lease. While at the property, you'll also keep an eye on its overall condition—spotting areas of concern, taking clear and useful photos, and accurately documenting what you see. You are not expected to diagnose maintenance issues or act as a home inspector. Your role is to notice, document, and communicate so our team can determine the appropriate next steps. This is a structured role with a lot of independence. We need someone who is self-motivated, moves with a sense of urgency, manages their time well, and takes ownership of getting their work completed without needing constant direction. What You'll Do Conduct scheduled occupied property evaluations to ensure resident compliance with lease requirements. Spot visible damage, maintenance concerns, or other areas that may need additional attention. Take clear, detailed photos and provide accurate notes about what you observe. Document conditions that may need to be considered for future repairs or capital improvements. Communicate professionally and confidently with residents during property visits. Complete evaluation reports, documentation, and follow-up accurately and on time. Use technology throughout the day for scheduling, evaluations, photos, documentation, and team communication. Clearly relay important findings to our Property Management, Maintenance, and Project teams. Who We're Looking For The right person for this role: Is self-motivated and stays productive without needing constant direction. Works with a sense of urgency and knows how to keep their day moving. Is organized and able to efficiently manage a full schedule of property evaluations. Is observant and detail-oriented and notices things others may overlook. Is a critical thinker and problem solver who uses good judgment. Can handle challenging conversations or situations professionally without becoming easily rattled Is tech-savvy and comfortable learning and working within multiple apps and software platforms. Communicates clearly through photos, written documentation, and conversations with the team. Enjoys working independently while still being part of a team Has general knowledge of homes, maintenance, construction, or property condition or an interest in learning more. Is comfortable entering occupied homes where dogs, cats, and other household pets may be present.
Qualifications Customer service experience:
1 year (Required) Valid driver's license (Required) Comfortable spending approximately 75% of the workweek traveling throughout our portfolio Comfortable entering and evaluating occupied rental properties Comfortable working around household pets Comfortable using smartphones, tablets, apps, and reporting software Property management, maintenance, construction, home improvement, or similar experience is a plus Why Join CRM?
