Job Overview We are looking for a dependable, hands-on Property Quality Control & Support Specialist to provide quality control and operational support across a portfolio of short-term and mid-term rental properties. This role is ideal for someone who is detail-oriented, reliable, comfortable working independently, have short term rental experience, maintenance back-ground and able to identify and resolve small property issues before they affect guests. You will serve as the "eyes and ears" of the property owners—inspecting properties after cleaning, confirming they are guest-ready, documenting issues, communicating with cleaners and owners, and handling light property-support tasks when needed. Primary Responsibilities
- Visit properties after the cleaning team has completed turnover cleaning.
- Confirm the property is fully guest-ready before arrival.
- Check overall cleanliness, presentation, stocking levels, towel placement, and thermostat settings.
- Look for maintenance or cosmetic issues such as wall scuffs, damaged items, missing supplies, or anything that needs attention.
- Provide a quick video walkthrough, photos, or other simple documentation showing the condition of the unit.
- Communicate cleaning problems to the cleaner and property owner.
- When practical, correct small issues personally so the property is ready on time while still documenting the concern. Property Support & Light Maintenance
- Replace batteries in smart locks or other devices.
- Deliver portable HVAC units, fans, supplies, or other emergency items when needed.
- Handle simple drain cleaning / minor clog issues when appropriate.
- Change HVAC filters on a routine schedule.
- Complete other light maintenance and property-support tasks that do not require a licensed contractor.
- Help owners respond quickly to same-day operational issues. Flexible Work Schedule
- This would not be a traditional fixed 9-to-5 position.
- Most quality-control inspections would occur in the mid-to-late afternoon after cleaners have finished.
- During open time, the employee could complete preventive maintenance, property checks, and improvement tasks.
- The role would also require reasonable daytime flexibility / on-call availability for operational problems. What to Do When There Is No Immediate Turnover Task
- Clean porches, entries, and exterior guest areas.
- Check landscaping and report items needing attention.
- Touch up minor scuffs and cosmetic issues.
- Inventory kitchens, linens, and commonly used guest supplies.
- Inspect properties for preventive maintenance needs.
- Complete recurring maintenance checklists and other owner-assigned tasks. Tools, Supplies & Documentation
- A shared basic tool kit would be made available for the employee.
- Each property owner / company would provide the consumable supplies needed for its own properties.
- A simple inspection checklist should be developed for consistency.
- Each inspection should include basic documentation such as a short video, photos, or checklist confirmation. Goal of the Position
- Create one dependable shared resource who can improve quality control across all participating properties.
- Catch problems before guests arrive.
- Reduce the number of small operational tasks that owners have to handle personally.
- Provide faster response when unexpected property issues occur.

Pay:
$17.50 per hour Expected hours: 20.0 - 40.0 per week
