Independent Contractor / 1099 - Property Field Manager APH Properties Jackson, MS Job Details Part-time $20 an hour 1 day ago Qualifications Filming Property maintenance Driver's License Attention to detail Mobile devices Full Job Description Part-Time | As-Needed | Task-Based Compensation We are looking for a reliable, organized, and hands-on Property Field Manager to assist with our rental properties in Jackson, Mississippi . This is an Independent Contractor / 1099 position with task-based compensation . Compensation for individual assignments will be discussed during the interview/call. This is a flexible, part-time opportunity that is ideal for someone with prior property management, real estate, field services, or court-related experience who is comfortable working independently and handling a variety of property-related assignments. Responsibilities The Property Field Manager may be assigned tasks including, but not limited to: Attend eviction-related court hearings and represent the property owner as authorized Obtain and document court judgments File eviction-related documents and paperwork File for garnishments and warrants of removal as required Serve required notices and communicate with tenants regarding property-related matters Visit properties for routine and as-needed inspections Conduct move-in and move-out inspections Conduct rent-ready inspections Meet prospective tenants at properties Meet tenants, vendors, contractors, and other parties at properties Coordinate with vendors and contractors regarding repairs and property conditions Document property conditions with detailed photographs and videos Complete inspection checklists and reports provided by the company Provide photos/videos and inspection documentation the same day or within 24 hours of completing an assignment Identify maintenance, safety, cleanliness, or property-condition issues and report them promptly Perform other property-related field assignments as needed This position does not involve collecting rent. What We're Looking For The ideal candidate is: Experienced in property management, real estate, field operations, or a related area Prior experience with Mississippi court proceedings, evictions, or landlord-tenant matters is strongly preferred Comfortable attending court and representing the property owner when authorized Reliable, professional, and comfortable interacting with tenants, prospects, vendors, contractors, and court personnel Highly organized and able to follow detailed checklists and procedures Comfortable working independently with minimal supervision Able to take clear, useful photos and videos of properties Comfortable using a smartphone to send photos and communicate by text Preferably comfortable creating and sharing Loom videos for property updates and walkthroughs Able to communicate issues clearly and promptly Available for assignments on an as-needed basis Able to complete assignments and submit documentation the same day or within 24 hours Requirements Valid driver's license Reliable personal vehicle Ability to travel throughout Jackson, MS for property assignments Smartphone capable of taking and sharing high-quality photos/videos Ability to pass a background check Professional communication and presentation No real estate or property-management license is required Compensation This is an Independent Contractor / 1099 - Task-Based Compensation position. There is no fixed salary or hourly wage . Contractors are compensated based on completed assignments/tasks according to a predefined compensation schedule. Specific compensation amounts will be discussed during the interview/call. Mileage, parking, court fees, filing fees, and other approved out-of-pocket expenses will be reimbursed separately. Because this is an as-needed position, the amount of work and compensation may vary from week to week. Why This Opportunity?
