Valid Nebraska Driver's License Job Summary The Clerk in the Butler County Assessor's Office performs administrative, clerical, and field‑support duties related to property assessment, homestead exemptions, personal property schedules, and valuation review. This position provides direct assistance to the public, processes required documentation, maintains accurate property records, and supports the Assessor in carrying out statutory responsibilities. Work requires strong attention to detail, effective communication skills, and the ability to interact professionally with taxpayers, coworkers, and other county departments. Essential Duties & Responsibilities The following duties are representative of the work performed and are not all‑inclusive: Homestead Exemptions & Personal Property Process homestead exemption applications for walk‑in patrons and respond to questions regarding eligibility and procedures. Process personal property schedules for walk‑in patrons and provide guidance on personal property reporting requirements. Valuation Notices & Property Records Assist with preparing, printing, and mailing Notices of Valuation Change to property owners whose valuations have increased or decreased. Pull property record cards for patrons, explain valuation changes, provide comparable property information, and answer questions regarding assessment procedures. Mail, receive, and process mobile home court reports; update ownership, property information, and Form 402 documentation as required. Annually pull, update, and re‑file property record cards to ensure accurate and current records. Building Permits & Review Process Prepare building permits and review sheets for annual property review. Maintain a schedule of review activities and ensure timely follow‑up. Enter building permit information into the assessment system for valuation review. Field Review & Property Inspection Physically inspect and review assigned real property parcels as part of the county's six‑year review cycle. After field review, complete sketches, enter data, update pricing information, and review comparable properties to determine accurate valuations. Enter updated parcel information into the ArcPro mapping system. General Office Duties Answer incoming phone calls, provide information, or direct callers to the appropriate staff member. Assist walk‑in patrons with questions related to assessments, exemptions, and property records. Perform filing, data entry, document processing, and operate office equipment accurately and efficiently. Maintain a professional and courteous demeanor when interacting with the public. Other Duties Address unique or unexpected situations that arise to ensure smooth office operations. Perform additional duties as assigned by the County Assessor. Minimum Qualifications High school diploma or equivalent. Valid Nebraska driver's license. Ability to communicate clearly and professionally with the public. Basic computer proficiency, including data entry and record management. Ability to learn and apply Nebraska property assessment procedures. Preferred Qualifications Experience in an assessor's office or related government setting. Knowledge of property assessment, homestead exemptions, or personal property schedules. Familiarity with ArcPro or similar mapping/GIS software. Physical Requirements Ability to sit, stand, walk, and perform office tasks for extended periods. Ability to lift and carry files, documents, and office materials up to 25 pounds. Ability to conduct on‑site property inspections, including walking uneven terrain, climbing steps, and working outdoors in various weather conditions. Work Environment Work is performed in a standard office environment and in the field during property inspections. Regular interaction with the public, sometimes involving sensitive or challenging conversations regarding property valuations.
