Job Title:
Realty Technician 4 Job Description This role involves providing professional realty support and assistance to the Real Property Field Services organization. You will be instrumental in acquiring, managing, and disposing of real estate rights, supporting the Bonneville Power Administration's real estate operations. Your work will involve both office and field tasks, collaborating with Realty Specialists and contributing to the BPA capital program. Responsibilities Review and analyze BPA property rights and private property ownership reports for processing land use requests. Prepare Acquisition Assembly packages using BPA templates. Utilize existing document templates to prepare Land Use Agreements, ensuring BPA land rights are upheld. Order and review Title reports for completeness. Provide assistance and training on BPA file requirements to other contract technicians. Collaborate with Appraisers, Surveyors, and Mappers on acquisition strategies. Draft and prepare necessary correspondence such as letters and memorandums. Validate legal descriptions for accuracy and consistency in land documents. Administer routine property management cases. Verify compliance of real estate related agreements. Assist management with complex property management cases. Analyze title policies and documents, initiating steps to remove objectionable items. Perform administrative tasks like copying, mail delivery, and document assembly. Serve as a liaison on construction projects, maintaining communication with landowners and project teams. Act as a BPA Field Inspector for land acquisition contracts. Review work performed by outside service contractors and notify appropriate personnel of concerns. Provide technical information and communications between the BPA COR and contracted vendors. Respond to public inquiries about BPA's rights-of-way. Support applicants with Land Use Applications, including site visits and meetings. Conduct data research using various systems and platforms. Process application fees as per BPA guidelines. Obtain permission for routine land acquisitions and inform Supervisory Realty Specialist of potential condemnations. Maintain filing systems in accordance with compliance requirements. Utilize a tickler system to monitor payment needs and process payments in appropriate systems. Answer real estate questions from the public, providing support with assistance from Senior Realty Specialists. Cross-train on other Realty Tech duties for backup support. Provide administrative support to management staff. Create and finalize various related materials using Microsoft products. Provide training for newly assigned personnel related to Right of Way and Land Management processes. Essential Skills 7 years of experience in real estate principles, practices, and government real property procedures. High School Diploma is required; Associate's degree is preferred. Coursework in real estate principles and government real property procedures. Experience in land data and mapping systems. Professional knowledge in Real Property Services, including Geospatial Services and Survey and Mapping. Additional Skills & Qualifications Knowledge of land management, acquisition templates, and commercial facility leasing. Experience coordinating projects involving Real Property Services. Work Environment The work environment is a slower-paced office setting with business casual attire. Hours are somewhat flexible, and the role involves independent work with deadline-driven tasks. The Real Property Field Services organization is split into regions covering BPA territory, supporting both Capital and Expense project work. Realty Technicians are valued for their contributions to District Realty Specialists and Regional Realty Officers. Job Type & Location This is a Contract position based out of Kent, WA. Pay and Benefits The pay range for this position is $37.00 - $42.00/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
